"It was a pleasure dealing with this company from beginning to end. I originally called for an energy audit to find out why the front rooms in the house I just bought were always so cold and drafty. Their rep, Steve, inspected my attic and crawl space and showed me pictures on his phone that showed the lack of insulation in the attic - including a giant hole from an outside wall that was hollow and opened into the attic. The crew who came to do the work kept me informed of their arrival time (they came from Eugene) and did a great job on the work and clean up. But the best part is the difference it has made in the temperature in my house. Insulating an existing house is expensive and I doubt I will ever recoup the expense; but the improvement in the livability of my home made it well worth it."

"Ben arrived promptly at the agreed upon time. Very professional and knowledgeable, did a thorough attic inspection and wrote up recommendations. I was very impressed and decided to have all the work done that he recommended. All the work was done professionally and was of high quality in my estimation. I felt it was a good value and over the years the work will pay for itself in energy savings. There was a delay in the work because the attic vents I wanted in the color I wanted them were on back order, but other than that everything went great. The scheduler Jim unfortunately got to experience a bit of frustration from me when the vents were on back order, but he was very patient, professional and understanding. I am very happy with the work and I would definitely use them again, except now my home is about as energy efficient as it's going to get, so I don't think I'll have opportunity to use them again!

"May not be the cheapest, but when it comes to quality they are the best! Everything about Ibex is first-class. You'll love the five star roof you end up with. I actually enjoyed doing business with them. Do yourself a favor and include them as one of the roofers you get bids from. Most likely you'll wind up having them roof your home."

"Johnny Durango from Performance Insulation was great! He showed up on time, with a mask, and wore shoe coverings upon entering the home. Johnny was polite and eager to assess our AC issue. He was able to immediately take a look at our furnace/vents and identified the issue right away. He rewired everything so the electrical was properly set and ready to go. He cleaned out the furnace and made sure everything (area around the unit, carpet, etc. )was cleaned up before he left. Hearing that AC kick on was music to our ears. Thanks again Johnny!"

"Chano from Rivera,s Roofing answered my call about a leaking roof the same day I called and came out to inspect the same day. Chano told me it was an easy fix and came out the next day to complete the repair. After these two days of rain no leak. Thanks for taking care of my roof issue so quickly"

"Manager helped us by bringing several samples to pick a color. Installation went well with no problems, work done just as manager promised in contract, work completed over two sunny days (worked late 2nd day to finish), roof looks great, and clean up was very good including cleaning gutters. Three workman were polite and hard working professionals. No extra costs after completion; promised 20yr workmanship warranty, asked for check instead of credit card, which was OK with me. Price was below two other quotes, about $5/sf of roof area, which as best I can tell from internet info is good. Although I wasn't necessarily looking for the very lowest cost contractor, my confidence in this contractor was high because he had replaced roofs with this high quality shingle for many neighbors and they all said he was good, and of course I checked Angie's List and the reviews there looked good too.

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.
If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.
Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.
Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.
Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.
Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.
Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.
Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.
Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.
Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.
Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
