"Mr. Geaux was very pleasant and was forthcoming explaining the process of inspecting my mobile home and the many areas that are covered in his assessment. He took over 4 hours to complete the categories on his report format. Within 2 days he forwarded his report to my email and I was able to address some concerns he had with the company I was buying my home from. His report fee was very reasonable and stated if I have any further concerns that he would be available to help me understand what type of remedies could be considered. Thank you for your professionalism and pleasant experience."

"A few years ago, I had Holmes homes come out and repair a leak around a vent in my roof. They gave me a great price, we’re on time and very professional. Not only that, but they repaired other leaks in my roof that I had mentioned that was not part of our contract and they did this free of charge. In fact, I have found a number of other leaks on other parts of my roof, not related to the original repair and they have come out and climbed onto my steep roof to fix those problems again free of charge. I can’t sing enough praises for Holmes homes and would recommend them to anyone. I will definitely go with them if my roof needs to be replaced or repaired again."

"I called Rigid after a hail storm. Robert came out promptly and inspected for damage. He worked with my insurance company during the whole process and made sure all damage was accounted for and everything was brought up to code. They also did a patio extension at the same time and gave me multiple options to get the look I wanted within my budget. Nothing but professional, will definitely use again!"

"Our project to insulate our home turned out to be the best investment and most pleasant home project. It has been 3 months since the project and we have reduced our electric bill more than 50%. Jesse with Weatherization Experts explained insulation, the project and gave us a quote. He made sure the project went perfectly and the crew was amazing. They did a great job but were very kind, respectful and paid attention to keep the property clean and not track anything through the house. I honestly cannot say enough good things about this company. They are top notch and we will be contacting them in the future for all of our home weatherization needs."

"Our first experience working with Lynne and Black Thunder Roofing was a few years ago when we needed a skylight replaced. Since they did such a professional job then we contacted Lynne after the April hail storm to inspect for damages. We decided to hire Black Thunder Roofing again and were impressed with how efficiently her and her crew completed the required work. As equally important, we appreciated Lynne's assistance in working with our insurance company."

"Went awesome form day one to clean up. Owner actually at work site way more than most owners bother doing. He was very personal and caring about my needs. I was having a melt down on exactly which color I want so he wife actually came to help me and give her opinion. I went with her suggestion and my roof is beautiful, properly done in the time frame as said. I honestly believe this is the first contractor I've ever had to spend time explaining different products, reasonably priced job correctly done. He is the first in 64 years to spend time to make sure I got what I wanted, needed and cared about how the job was going at times.  I would never use a different roofing company. RC Roofing Solutions is the place to go.    I want to add I recently lost my spouse and Ryan knew I was just an older woman that probably didn't know what she needed or prices, but out of my 5 bids he is the only one that didn't try to over sell and  made sure I got exactly what I wanted with a really great price.  Loved my experience.  After job was done he was going to take the sign down and insisted on him leaving it up awhile so everyone would know who made my roof beautiful.

"We decided to get our roof replaced by 1907 Roofing and couldn't be happier! Our previous roof was about 12 years old and there was an issue with a leak making its way into the interior of our home. The care and detail they put into doing a thorough inspection was truly incredible! When we called other roofing companies we were surprised how most of them didn't even take the time to inspect our roof. 1907 put in the extra time to provide helpful insight to what was really going on and what the next steps should be. They helped us get through the insurance claim process with ease and no stress! Great company! We will definitely recommend 1907 Roofing to all of our friends and family members who need help with their roofing project!"

FAQs for home inspection projects in Oklahoma City, OK

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
