"Our experience with Frankie Contractor, LLC was excellent on all accounts. Frankie was very thorough in his initial inspection and estimate, for our roof. He went into our attic and then went onto our roof to thoroughly inspect any potential issues. He gave us a very fair and reasonable estimate and stuck to it. No unexpected, or hidden costs afterwards. Frankie’s crew was professional, and they cared about their work. The pre-work prep and cleanup was also excellent. We highly recommend Frankie Contractor LLC for any roofing or siding project. We rarely do reviews, but this time we had to because of our extreme satisfaction and happiness with our new roof."

"We hired Time Inspections to inspect our church building. We would recommend them to everyone. The details were so important to us. Robert really dug into the building as we hired him to. From roof to foundation no rock was left unturned, he even gave the building an inspection rating to help us visualize the final report on our level. Thank you for going the extra mile for our church. May God bless you, keep you safe, and always on Time."

"They were very knowledgeable and explained everything in detail of what they found which I needed to make improvements. This was an estate sale of a home which I didn't have much information on before buying it and they made me feel more comfortable with my purchase of my home."

"I employed Upper Level Construction for a Whole Roof Replacement. The owner, Diego, came out to the house and provided an estimate after inspecting the underside of the roof vis the attic space. He proceeded to explain the issues that he discovered and the process involved with remediating those issues. In my case, it involved removal of sheathing from the upper level of the main house where mold was discovered due to inadequate ventilation. He explained the different roofing and underlayment options and how his Team carried out their work. Diego was very forthcoming with status updates both prior to the work (material and dumpster), weather updates and during the re-roofing process. His updates included before and after pictures and any recommendations after completion. All in all, my experience with Upper Level Construction was exceptional and I would highly recommend them."

"We were heading to our second home in the Poconos on a Friday night. We were looking for estimates to remove a shed in our backyard. Pro Joes came the next morning at 10:30am! We did not know that two trees had fell on the back of our home until early Saturday morning. We cleaned up quite a bit before they came. Their company was quick to leand a hand to carefully remove the trees off the roof so we could continue cleaning the mess. They removed the shed & were back that week with any estimate to repair the roof! Excellent communication, unbelievable turnaround time & very friendly. We would definitely recommend!!"

"Tom is an expert in this field. He is a wealth of information during the energy audit. He is complete and takes the time to ensure he is measuring things correctly and most importantly to answer any questions so you understand. You need to try this service if you live in an older house. Our house was like night and day after the insulation work in walls, floors, and some ceilings. The house was easier to heat. An added bonus was how quiet it became. Tom will come back in the spring for another energy audit after we finish some final work. This will find any gaps and help prove the benefits we have already seen. Tom came back and did a post review to confirm the steps and work. While we saw and felt results, the technical results were amazing. What great follow through by a contractor! I have hired him for again for additional work as he does other home efficiency recommendations and work besides insulation. Highly recommend using and taking his advice."

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.
If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.
Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.
Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.
Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.
Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.
Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.
Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.
Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.
Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.
Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
