"I needed a new roof. My old roof was a Tamko organic 3 tab 25 year shingle that was 22 years old. In the last 6 months,I have had 2 local roofing contractors look at the roof and both said it was worn out and needed to be replaced. One wanted $7500 and the other wanted $9000 to tear off the old shingles and replace with new 25 year old tamko 3 tab shingle. Both included 6 new vents on the roof. For another $200 they would also replace the roof on my 12' by 12' outbuilding. My problem with Angies List is that both local contractors are A listed and their prices are $1500 apart. Can they both be an A on price. Neither contractor volunteered to help me file a claim with my Farmers Insurance agent or discuss the possiblity.
I met a representative from Legacy, Martin Tyler, who inspected my roof and said it was worn out, but there was also wind and hail damage including missing shingles. He looked at my insurance policy recommended that I call Farmers and file a claim. He was with me when I did and then met with the insurance adjuster to look at my roof. My insurance policy was a REPLACEMENT VALUE policy not a ACTUAL VALUE policy. This meant that it was unrepairable due to the organic shingles used and had to be replaced in its entirety.
Farmers Ins estimated that my roof replacement and work was worth about $10.000. My deductible was $2000. Legacy was able to do the work basically for the $8,000. Even better was the bargain I got on the replacement shingles. Due to a sale from their roofing supply company, I got the tamko 30 year architectural premium shingle (weathered wood) at about the same price as the 25 year 3 tab tamko that was what the insurance company would pay. It took 35 bundles of shingle to do my house and my outbuilding.
We set a date for the next week on Tuesday. Their crew of seven arrived at 0800 and started to strip the roof. You could tell they were very organized and worked well together. All plants and shrubs was protected and the old shingles were taken off.
For no understandable reason, the original building contractor left a 3" to 6" gap at the bottom of the decking. This made the shingles curl up oddly at the bottom. With the roof off, Legacy replaced 1 foot of the decking on the front and rear of the house, about 60 ft for $150, a bargain for the work done. I also had 2 bad section on the outbuilding they didn't charge for., The vents were replaced and painted to match the roof. They also reflashed the second story bedroom and painted the new trim they installed, no charge.
I have never worked with any contractor that was more competent and had my best interest as I have with Legacy. Would I have gotten as good a job with the other 2 roofing contractor as I did with Legacy? Let the figures be your guide. Legacy did a great job and I wasn't out the $9,000 or even $7,500 the other 2 would have charged. So how do you rate a company that took care of you and saved you that much money.
As a final note, my home insurance had been going up about $300 a year for the last couple of years. The renewal cost this year was $2,792. With the new roof, my home insurance has dropped to $1248 this year. Good luck with your insurance company, but I am thankful for the help I received from Legacy and Martin Tyler.

"Justin Harden (A-Pro Home Inspection) did an excellent and complete inspection for a home being purchased. He thoroughly inspected from top to bottom, and identified many important items needing corrective follow-up. He is expert on what to check and look for, and his 50+ page inspection report was very professional. His no-extra-charge foundation survey was amazing--mapped the floor foundation level within 0.1 inch throughout the house--so you will know if there is any foundation settlement.
