"Joe at Redhawk Home Inspections is absolutely the best! He devoted a great deal of time and effort to the inspection of the Fowler House. This historic home from 1852 required an extra level of care and attention. Joe went through every detail on the home inspection report, from top to bottom. He walked my wife and me through every aspect of the report. We especially appreciated Joe's attention to detail and his guidance throughout the inspection process. The Fowler House had several aspects that are not normally found in a residential home, for instance, a slate roof that is over 100 years old, and a commercial kitchen, and multiple heating and cooling systems, etc. Joe took the time to carefully inspect everything, and he provided the most detailed and comprehensive report that a family could hope for! Joe is also a perfect gentleman. He kindly introduced us to a few local businesses that helped with other aspects of the purchase. Our family strongly recommends Joe!"

"Matt, the owner, really seemed to know the business and was energized!  His bid was a little more than other bids we had received, but he also was doing more than the other companies to try and ensure we had as much of the exterior covered as possible.  In addition, he did not require as much in a down payment as the other companies.
Due to weather problems, he wasn't able to keep to the originally planned start date, but he called us on a regular basis to update the timeline and to be sure we were okay.  Once they started, they just kept moving and got the job done.
The existing siding was a wood siding with some rough edges but Matt and his crew were able to work around these problem areas.  Matt also made sure his crew picked up before they left.
We purchased a couple of new porch lights and a new door and these were installed for us while they were working on the exterior too.
I wanted the house the same color without contrasting trim and Matt took the time to check and make sure he could get the color I wanted for the siding AND the trim.
We were very pleased with Matt and his crew.

"Our front door had been damaged by an attempted break-in for years and was getting progressively worse. We were pretty much unable to open it some days last winter. The salesperson that came out was friendly and well-informed. He went through all of our options and we decided on both a new front door and a new sliding glass door to the patio. The front door had many options that we went through which included the style of the door, the inside and outside colors and the style of the windows on either side of the door. He provided us with a quote which we accepted and he gave us what turned out to be a very accurate timeframe of when the doors would be installed. As we waited for the doors to be installed, Bee Window kept us apprised of where we were in the process and we worked out a couple areas in which there were questions. Installation day was scheduled and the installers arrived on time. It took a few hours for both doors to be installed. Before leaving, the installer guided me through opening and locking both doors and answered any questions that I had. They did a great job cleaning up the mess, both inside and outside of the house. The only negative I had with the entire process is that I felt that the price was a bit high. But after having the doors, and especially the new front door, I am more satisfied with this purchase than any other home improvement purchase I have made over the past 20+ years. The door is fantastic -- it closes properly and keeps the sound out and has zero gaps and looks absolutely beautiful."

"Art was very informative and helpful. By the end of his visit, I knew exactly what my problem was, and he suggested ways to fix it. I will receive a written report, which is nice, but the information he gave me when he came to the house already provided what I wanted to know. Excellent, with my highest recommendations. Incredibly detailed and thorough inspection."

FAQs for home inspection projects in Templeton, IN

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
