"Steve was great! He came early, clearly explained what to expect, how he would complete the work, and was very interactive with me and my wife by allowing us to follow him around the inspection of our new home! He always allowed us to ask questions and keeps an open line of communication even after the inspection. He provided a clear report within a day! He takes card also!"

Customers say: True professional

"I had to schedule and reschedule our home inspection multiple times due to problems with the mortgage company that was handling the sale (it was a foreclosure). Tim was flexible and understanding. He also did a great job inspecting the home. He was thorough and helpful throughout. He also spent a lot of extra time helping us try to assess a plumbing problem with an outbuilding that he wasn't even supposed to inspect. I would use him again and highly recommend him."

"Nordic Service Group responded quickly to my inspection request and agreed to meet my schedule for the inspection. The inspector showed up on time, actually early, and exceeded my expectation with the inspection report. This is a professional who really knows homes. Why take a chance with anyone else? Steve"

"I used Revival in August 2017 to install a ductless heat pump in my 900 square foot home. Their crew was very professional, and everything was done efficiently and on time. There was some minor damage to the old lath and plaster wall, and as soon as I noticed and reported it to the sales team, they scheduled a repair crew to come out within days. I have another similar rental home that needs a heatpump this summer, and I've already called Revival to schedule them again."

"It went well although a few problems. The workers did not protect plants close to the house even though their literature said they would. Also there was debris left on the roof after completion including a tape measure. It took them two weeks to get someone back to clear the debris."

"I located JLV Construction on Angies List while looking for a local roofer. They were highly rated on Angies list with many positive reviews and I wanted to use a local business. I sent a request for them to provide me with a quote to tear off my existing roof and install a new roof. Within 1 hour I was contacted by one of their employees who scheduled a time and date to provide me with an estimate. Asael showed right on time and spoke with me regarding the work that I wanted done, he inspected my roof and told me he would email me a quote providing the cost including all of the work and materials they would provide. A few hours later I had that quote. I also contacted two other local roofing companies so I could get some competitive bids. One company took 2 days to respond and the other took 3 days. Not a great start. The next couple of days I went over the quotes and compared cost to service on all. During this time I emailed and called Asael several times with questions and each time he responded quickly and he answered all of my questions. I contracted with JLV Construction because of great reviews, a local company, competitive price and they were the one company that acted in a manner that said we value you and your business. Asael called and told me the crew would be at my house early Tuesday morning, the crew showed up when they were scheduled to and went right to work. After the first day they had stripped the existing roof off, replaced the sheets of plywood that were bad and installed the new underlayment. Day 2 came and the crew showed up bright and early and went to work. By the end of day 2 my new roof was installed, my yard was completely cleaned and anything they had moved out of their way had been put back. Very rarely these days do I feel that a company over delivers on their promise but in this case they did. From the initial contact to the final inspection everything was handled professionally, they were there when they said they would be and the new roof looks great. Many thanks for a great experience. Mike"

"We had a little delay getting the information we needed before they began, but once started, they were fast, efficient, respectful of our property, and did a good job. There was some damage done to the siding of the house during this job, but they came back to do the repairs. We are pleased with the new roof, and felt it was a fair and reasonable price to pay."

FAQs for home inspection projects in Timber, OR

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
