"The entire experience, from booking the appointment with Tyler to tagging along with Cody during home inspections, Valley Home Inspections is always my first choice as a realtor. Tyler is knowledgeable and professional with me and my clients with scheduling the inspections and Cody is an expert in his field of home inspections. I appreciate Codys willingness to educate my clients, helping them to get to know the homes they are preparing to purchase. He offers a quick turn around with the report and is always available to answer questions and even offers a free return visit to reinspect areas of the report that were requested to be addressed prior to close of escrow. Always my first choice!"

"This was the best home maintenance experience I've ever had. The first visit for the quote was straight forward and I was never subjected to upselling. Roofs are basic. The labor is the same regardless of the choice of underlayment. Choose your underlayment and get a price. Next, the crew was outstanding. High attention to detail. The yard was cleaned to perfection we very day. Finally, something I didn't expect, that was a phone call after to encourage me to set an annual appointment in my calendar to request a yearly inspection during the warranty period. I have already recommended this company to friends and neighbors"

"Very well. After the roof was inspected, I was told that the roof, which was installed by Spencer 4 hire, 6 yrs. ago, was in good shape. The roof endured 6 yrs. of the Arizona sun and elements, and was still fine, thanks to the great job that was done by the Spencer Co. I do not need another inspection for 18 months, and will certainly use the company if, and when, a coating is required."

"I love our new exterior house painting job. However, clean up is another story. I called a few times for clean up and or things that needed attention. They would come out late afternoon and by that time they guys couldn't see much of anything. We also added and paid for a few extras to our job, but we can't even see that they were completed. Love the main painting job. But cleanup..... not so much."

"he inspection was completed but not completely. I paid extra for a sewer scope on a new home inspection. The inspector, while seemingly thorough in his process, failed to locate, and thus properly scope, the sewer clean out line. He was scoping a smaller line with access in the garage. The actual clean out is in the front yard. It was completely missed. I had to call (and pay) a plumber to locate and scope it properly. Because of this, I sent pictures and information and requested that Homewerx refund the $200 fee that they charged for the scoping service. They declined the request, stating that they did the job properly. I was there and saw the access Scott was using and it was not the one that the plumber used when they came out."
Roof problems are common even in brand new homes like this one. Improper tile installation will eventually cause the roof to leak...probably just after the warranty expires!
This incorrectly installed arm is actually causing expensive damage to the garage door. This is especially common since most people install their own garage door opener.
The electrical connection for this garbage disposal should be located inside the housing to prevent electrical shock in the event of a plumbing leak.

FAQs for home inspection projects in Valley Farms, AZ

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
