"Today we used ValueGuard for a home inspection for the 2nd time in 5 years. We were extremely satisfied both times. Cory was our inspector today, he showed up an hour early to get a head start and had inspected the exterior of the property before I arrived. He had great communication skills and took time to go over everything he had reviewed so far before we went inside. Once inside I was continually impressed with the process. Constant communication, very welcoming of questions and the software driven documentation process gave us confidence that everything being inspected would end up on the report. We received an extremely thorough report within an hour of our inspection being completed. I will be using ValueGuard again in the future."

"one of the most fastest and easy to set up home & termite inspection. I was notified by my agent that our offer was accepted and we needed to order a home inspection, that same day I called eagle inspection and a representative was readily available and took a few pieces of information and the inspection was set for the very next day with 4 different time slots to choose from. we meet Luis our home inspector and he was extremely nice, attentive, professional, experienced, very detailed, honest and simply just a pleasure to work with. once the inspection was done we got both full reports the very next day with pictures and explanation as to what's going on. I've had a home inspection done in the past for another home and this was my very best experience by far. I highly recommend, you don't want to commit to a home without having an inspection done, I assumed this house was fully renovated and the most expensive repairs were not done only cosmetic work. I'm very thankful we went with eagle inspection and we're blessed with such an amazing home inspector like Luis. thank you eagle inspection for making this so easy and quick to set up. very friendly and professional staff you won't won't regret it."

"Brian and his team were meticulous and thorough in their explanations about what they found in their inspection of the home. Brian took his time in answering every single question and providing every single detail we needed. Also, the turnaround for the detailed (83 page) report was absolutely phenomenal. We know who we are calling and recommending for home inspections in the future."

"I highly recommend Actual Property Inspections. The inspector arrived early and got right to work. He was thorough, professional, knowledgeable, and took his time without rushing the inspection. Communication was excellent from start to finish. Whenever I had questions, he responded quickly and provided clear explanations. I always felt informed throughout the process. I was also impressed with how quickly I received the inspection report. I was told it could take a day or two, but the report was delivered later that same night. Overall, the service exceeded my expectations, and I would confidently recommend him to anyone needing a home inspection."

"We bought our first home and were handed the keys knowing nothing. Discovered some issues that were not fully explained to us by inspection team such as atrophy of chimney and importance of functional pipe collars. James and his team worked with us to explain the cause of the issues and what they would do to prevent the issues from reoccurring. He and his father were extremely respectful and responsive to phone calls and questions."

FAQs for home inspection projects in Villanova, PA

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
