"I used Crosstown Engineering to perform a foundation inspection. The engineer arrived on time and was very thorough. Following the inspection, I received the written report promptly. The report relieved my concerns about foundation issues so that I avoided unnecessary foundation work. The report made recommendations for some repairs that would help to stabilize the foundation. I highly recommend Crosstown Engineering. I would use them again."

"⭐⭐⭐⭐⭐ Highly Recommend Yellow Rose Home Inspection! We had an outstanding experience with Yellow Rose Home Inspection. The level of detail and professionalism they brought to the inspection was truly impressive. They didn’t just do a surface-level walkthrough — they thoroughly inspected every part of the home and identified even the small, hidden issues that many other inspection companies often miss. Their attention to detail gave us complete confidence and clarity during a very important decision-making process. The report was clear, comprehensive, and easy to understand, and they took the time to explain everything patiently. If you’re buying a home and want peace of mind, don’t cut corners on inspection. Yellow Rose Home Inspection is the team you want on your side. Highly recommend!"

"I can’t say enough good things about Andy Marshall with Autograph Construction. After a wind and hail storm a while back, he was recommended by my neighbor. Despite the fact that State Farm was initially only willing to pay for minor repairs, he got me a whole new roof for very little out of pocket. The independent inspection and appraisal process took about 6 months, but it was certainly worth the wait. My new roof was installed in one day and I couldn’t be happier. Everyone I’ve dealt with has been professional and personable. Highly recommend!"

"Juston (Roger's son, family business) came out and inspected my roof. He was quick to respond, extremely thorough, and did a great job educating me on the repairs and keeping me informed throughout the process. He repaired the roof for a very reasonable price and has earned a life-time customer in our house. I would strongly recommend this company."

"Very informative and helpful staff, both when making the appointment and providing the service. This was the first time the ducts were cleaned (in 16 years!), so I expected the process might be a little messy, but not at all! The owner scheduled a time to come by later and do a free inspection of the attic along with recommendations for additional work for insulation, vents, etc. No pressure tactics, but good information and patience in answering my questions. I would definitely use then again for this or other projects."

"I have done so much painting in my life and wanted to hire this job done because I couldn't face the challenges from doing it myself. I can honestly say that Ben's company went over and beyond what I expected. He called immediately upon receiving my request, was punctual in our initial meeting and even helped me with color choices. He was never in a hurry. He gave me his full attention and I never felt like my small job was a chore for him. He understood "the feel" of our home and gave professional advice accordingly. His crew was exceptional. They were friendly, cordial and ON TIME. Their attention to detail was like nothing I have seen before. They covered everything that needed covering and there were no accidental spills or accidents. If you've ever painted a room yourself, you will appreciate the taping and the preparation that went into our job. THE CAULKING finished off everything just the way I wanted. These guys are old-school hard workers. They worked from morning til night to get our job done perfectly. They also repaired a small section of our roof that had been bothering me for years. The price was reasonable for the work performed. I definitely recommend Ben and his crew. I haven't seen the last of them because I will call them first when I want the job done right. He also gave us a great price on guttering for our home. That is next on the list of taking care of our home."

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.
If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.
Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.
Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.
Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.
Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.
Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.
Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.
Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.
Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.
Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
