"The entire experience, from booking the appointment with Tyler to tagging along with Cody during home inspections, Valley Home Inspections is always my first choice as a realtor. Tyler is knowledgeable and professional with me and my clients with scheduling the inspections and Cody is an expert in his field of home inspections. I appreciate Codys willingness to educate my clients, helping them to get to know the homes they are preparing to purchase. He offers a quick turn around with the report and is always available to answer questions and even offers a free return visit to reinspect areas of the report that were requested to be addressed prior to close of escrow. Always my first choice!"

"John Shaw and his crew couldn't have done a better job painting my two story home and I couldn't be happier with the final result. From his first visit out to provide a free quote, he was punctual, courteous and detailed the work he would do after performing a careful inspection. At the time of providing a quote he was also transparent and honest about what to expect after completion of the work. A last minute slot opened and John offered to paint my home. The condition of my home had severely deteriorated with severe paint peeling exposing the stucco underneath. This was courtesy of the previous painter who did a horrible job and I was left with a disaster on my hands. John provided a written quote listing out all the details we went over and he does not take any money upfront...only after the job is done and to your satisfaction. In addition he provides a 5-year warranting on peeling, chipping and blistering. Over the span of four days his crew arrived early at 7:30am each day meticulously power-washing and scraping the entire home till 5pm. Everything was carefully covered and all the debris around the house cleaned at the end of each day. Every crack/hole was filled and sealed. A sealer was sprayed on the body of the home including a waterproof sealer at the base and then the paint was laid on carefully such that there was no over-spray or fade in the paint. At the end of each day John would not only answer my questions but he would let me know what to expect the following day. Once everything was complete he asked we do a walk-around to mark anything that was missed with tape to make sure nothing was missed. I couldn't find anything but John found a few tiny spots that I couldn't see. This is level of service and detail that I have never seen nor encountered in the numerous times I have painted my home and for way more money. His pricing was very competitive and the reviews from his customers clearly reflect the high standards he sets for his customers, his crew and himself. Several neighbors of a mine stopped by afterwards to say how impressed they were with the workmanship and I have forwarded on his details to them. If you are looking for someone who puts quality first, I highly recommend John Shaw Home Improvements for any size paint job and would hire him back for the next project, without question."

"Came over on Saturday with comprehensive quote, including filling outside cracks and re-painting the back wall of the property. Crew showed up the next day and within 2 1/2 days the job was done...complete repainting of house and trip with top quality acrylic paint that met our HOA requirements. Highly recommend. Our 23 year old home looks better than the newer homes in the development."

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.
If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.
Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.
Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.
Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.
Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.
Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.
Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.
Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.
Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.
Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
