"It was a most pleasant experience having our home's roofing replaced by Sunset Roofing. To begin, I do not "price shop" for such major items. This is my home and I have to be sure I am getting what I want and need. I searched the internet an Sunset met my requirements. Roman came to the house three times before I had the roof replacement I was interested in purchasing. The roof replacement was accomplished in a day and the property was clean when the job was done. Natural cedar siding is on the house. Flashing requires removing the siding and replacing it. The siding had been painted recently, Roman went out of his way to make sure I was satisfied with the appearance of the siding. Sunset Roofing does a good job an I would recommend it to anyone. It is my home; I had the job done RIGHT with Sunset Roofing! Regards, Fred Kilian"

"Joe was responsive and helpful with the estimate and final billing. The crew that performed the work did an excellent job, was careful with flowers/bushes around the house, and was great with cleanup. They did an exceptional job looking for nails and using the magnet to make sure our grounds were safe for our kids. Crew was on time and professional. I highly recommend Buffalo's Best Roofing, and would hire them again."

"HouseMaster (Steve & Bob LeFrois) are hands down the best home inspectors serving in the Rochester and southern tier areas. They go over every part of the house from the roof to the foundation and explain all their findings to the home buyer and their realtor during the inspection. Steve and Bob are professionals who put buyers at ease during their inspection not only because of their many years of knowledge and experience, but because they have a great calming personality who put anxious buyers at ease during their inspection. Then provide a very detailed thirty plus page report including pictures usually by the next day. Steve always offers a follow up phone call if the buyer wants to go over any part of the report or has any follow up questions. Steve makes scheduling an inspection and payment extremely easy for a buyer. As long as they are in business, I will call them every time I need a home inspection."

"Michelle was great. Very detail oriented, knowledge, and gave great suggestions during the post-purchase inspection. She allowed us to accompany her during the inspection and answered any and all questions we had, very approachable. She spent almost two hours with us and gave a great, 22 page report with photos afterwards. Good communication pre and post inspection. Highly recommend, I have already sent her info to a friend who is looking for an inspection."

"Upon inspection, the tech would give us information that would decrease the probability of pests. One example is that we should get rid of the peony plants on the side of the house as they attract ants. He also notified us of some damage to our roof that could allow water to seep in (which in turn would attract bugs)

"Ray was quick to respond to my inquiry and set up an appt. to come check out the job. The day he came, he gave me a written quote. I obtained other quotes but felt New Life was my best choice. He uses Sherwin Williams paint, which was our preference. He and his crew came when they said they would come, and frequently made sure I approved their progress each day, which has never happened with any other contractor. They cleaned up the job site each night so everything was tidy. At the end of the job Ray walked me around the house to be sure the job was satisfactory…and it was better than that! They found and repaired wood along they way, and we added a pool deck and house deck sealing to the job with no problem for a very fair cost. I would recommend Ray and New Life without hesitation as the job they did was fantastic and now we can enjoy our new looking house! I would use them again in a heartbeat."

"He inspected it and told me what was my issue and it wasn't mechanical."
Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.
If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.
Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.
Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.
Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.
Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.
Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.
Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.
Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.
Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.
Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
