Customers say: Super punctual

"Mike Atwell of J May Home Inspection recently inspected my new condo. He was extremely helpful from our first phone conversation and throughout the inspection. He was very punctual and spent three hours looking closely at every feature of my home. He did not rush, answered my questions and patiently explained how many of the systems and features work. He sent me a detailed, preliminary report within 24 hours, and quickly followed up with a final report by US mail. My realtor said she had never seen such a comprehensive inspection report. Mr. Atwell is a consummate professional, with more than 20 years' experience as a home inspector, building consultant, teacher, former president and VP and active board member of the American Society of Home Inspectors. He is committed to educating and protecting consumers and is driving legislation to do so. Read: [*** Link removed ***] I highly recommend J May Home Inspection."

Emergency services offered

"Like most home owners, we've had our share of contractor nightmares, and were bracing ourselves for yet more problems.  But working with Tim and his crew was the best experience imaginable.  We received bids from two companies.  The bid from the first company, which has also received high marks on Angieslist, was considerably higher in price, and while friendly, the company representative with whom we met did not show interest in examining roof from inside attic, just walked around the outside of the house and then provided a written quote a few days later.  When we met with Tim, from On Top, he was very meticulous in his examination of the roofing situation, both inside and out.  Further, given the fact that we frequently get ice dams, he suggested that his crew put down a 12' ice shield on the back roof (rather than the usual 6', as suggested by the representative from the other company), since that part of the roof faces North.  We decided to go with Tim, due to his level of professionalism, his very friendly manner, and the more affordable pricing.  In the days leading up to the work, he was exceedingly kind and patient in responding to numerous emails regarding our choice of roofing (in the end, we went with Certainteed Landmark, which--after much research on our part--seemed to be the most reliable and attractive choice, and we are thrilled with the result).  We set a date and time to begin work, and at 8:00 a.m. sharp on that date, the crew (about 7 people total!), showed up and energetically began tearing off our old roof.  In the course of their work, they replaced a great deal of rotted roof wood before beginning the new roof.  These guys worked unbelievably hard, all day long, barely taking time for lunch.  In addition to the exterior roofing, they removed all the old, disintegrating insulation from the attic, made some attic repairs, and put up some baffling for heat distribution. By the end of the day, more than half the work was done.  They were all, without exception, friendly and professional.  Before they left, they cleaned everything up, to the point where--if you didn't look at the roof--you wouldn't have guessed that any work was in progress on the property!  At 8:00 a.m. the next morning, they were back, worked just as hard, and by the time they had finished the front roof, the gutter person showed up (also super-friendly and professional), as if by magic (in terms of timing). The guys finished the entire roof by around 3:00 p.m.; the gutters were done by 5:00 p.m., and the clean-up by both was spotless.  Seriously, this company is "top-notch," and we can't recommend them highly enough.

Customers say: True professional

"

After calling his office, Mr. Cook came out promptly to inspect and advise us. He installed our roof in 2006 during an emergency situation and we were so impressed with his work and professionalism then that we did not hesitate to ask him now (we also tried other companies because there was more on the outside to do but they did not return our calls). Fortunately he found nothing wrong with the roof itself and no water damage, we did need very minor carpentry work (fascia board) and as we had to do exterior painting at the same time, it was decided that the painting company would take care of that.

However, if the time comes that our roof needs to be replaced we will certainly ask Mr. Cook. We were very satisfied with his 2006 job. They worked very clean, efficient. I had checked his ref. list personally and talked with various homeowners who had their roofs done at various times and the fact that this company stands behind their work, be it 1, 5 or 10 years out was the reason I hired them then and will in the future.

FAQs for home inspection projects in Milford, MA

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
