"Scott was on time, very thorough, and went over everything with me before he left in order to ensure I understood everything. He is very good at his job and all issues were well documented, photographed, and explained. I highly recommend this business. I will definitely use this business in the future whenever I have need for a home inspection."
Roof problems are common even in brand new homes like this one. Improper tile installation will eventually cause the roof to leak...probably just after the warranty expires!
This incorrectly installed arm is actually causing expensive damage to the garage door. This is especially common since most people install their own garage door opener.
The electrical connection for this garbage disposal should be located inside the housing to prevent electrical shock in the event of a plumbing leak.

"The entire experience, from booking the appointment with Tyler to tagging along with Cody during home inspections, Valley Home Inspections is always my first choice as a realtor. Tyler is knowledgeable and professional with me and my clients with scheduling the inspections and Cody is an expert in his field of home inspections. I appreciate Codys willingness to educate my clients, helping them to get to know the homes they are preparing to purchase. He offers a quick turn around with the report and is always available to answer questions and even offers a free return visit to reinspect areas of the report that were requested to be addressed prior to close of escrow. Always my first choice!"

"The work was performed over 6 months ago and it still brings a smile to my face. It was such a pleasant experience. The entire crew from the inspection, office personnel and the actual roofers were all wonderful and professional. Not only did they do a super job but they took the time to enhance the aesthetics of the roof. This is the second time I have used German Roofing and will use them again on future properties. Highly recommend this company. Glad to support independent business operators who deserve your business."

"Outstanding!!! Nathan is great to work with. His estimate was thorough...included photos, precise measurements and specifics on work guarantee. He and his crew kept to the agreed schedule and cleaned up Ground area of any debris from the project. The completed project looks great...like it’s a brand new roof. The courtesy annual roof inspections is a much appreciated bonus. I’ve already recommended Spencer-4-Hire to several friends and neighbors."

"Ike just finished our house, it had needed a repaint five years earlier no question. We took 3 bids all close at first, then all the extra fees for a few area's that needed extra attention. Not with Ike, right from the start saying my price is to paint the place and fix what needs fixing to make it a nice job. WOW!! I wish i could show you all the before and after pictures. Ike exceeded our expectations by a mile. Attention to detail, always asking each day how i liked things, and if i was happy. I have used many contractors over time. What a joy to find one who more than delivers. We will be using him in the future to do the inside as well. Don't make the mistake of not calling Ike. We love our home now more than the day we bought it."

"Harrison and Chris came out and inspected my roof because it's about 20 years old and I knew it was close to the end of its life. I told them that I wasn't prepared to sign anything yet but when they got in the attic (which nobody else did) and found active leaks and mold, I changed my tune. They earned my business with their professionalism, their company's track record, and their thorough inspection."

"Very impressed from start to finish. First a young lady came out to do an inspection, then the consultant came out and showed us the results explained what we could do to make our home more energy efficient, things we could ourselves services they offered how much it was going to cost. The installers were very polite and respectful of our home and did a thorough clean up when they left. Our consultant was and project manager kept us informed of what and when the installation would occur. I would recommend them to anyone whoâ s interested in wanting to have their home more energy efficient"

FAQs for home inspection projects in Mobile, AZ

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
