"He is very punctual, arriving at the house even earlier and starting the inspection promptly. He is very experienced and shared valuable house-maintenance knowledge with us. After the inspection, he emailed me the report the next day. It was a great experience working with him."

"I found Beantown Home Improvement when I went to a home show in January of 2018 I talked a little at the time to several groups there about siding and later set up appointments to visit my home. I like Beantown Home Improvement for several reason Jim the owner gave me several phone numbers of jobs down in the past to call which I did and I talked to 7 different home owners who had similar work done on their home and all were very happy with the way their project went. Beantown was very up front with all the information cost etc. What I like the most about them was when I sent a email with a question I had a answer sometimes in ten minutes but always with in the hour regardless of when I sent the email or what day I sent it there was no chasing after the contractor to get the job done or answer question. Once the job started the crew was here until the job was completed and inspected along with the final inspector by the owner of the company. The crew did a great job each day very respectful clean up the work site each day. I have a fairly large home and they got the job down in less than 3 weeks. Very happy with the work the house looks great"

"Went great. We have a standard ranch style home so the roof is a traditional open gable. Robert was very accommodating and patient with us while we planned the roof replacement. He was responsive to all our questions and efficient in getting the roof replaced as well as replacing the rakes on the side of the home. He provided all the relevant documentation required for the roof warranty and I would certainly recommend him to anyone looking to replace their roof."

"Everything you could want when it comes time to replace your roof you will find in Waterman: quality, affordability/value, and customer service. Within a few weeks after deciding on shingle type and color, our roof was done. The crew was hardworking and respectful and the roof is gorgeous. Our roof is complicated and the work ended up spilling into the following day, yet we were not charged any more than originally quoted. Furthermore, when we arrived home after it was all finished, you wouldn't have known anyone was there because every single staple, nail, and chunk of old shingle was cleaned up. We've never seen such a good clean up job in our years of home ownership and repair. The owner, Brian Waterman, was a genuinely nice person to deal with and extremely professional. We can't recommend this company enough.

"They are fabulous. The workmen were careful craftsmen. They were professional. They were very hard working and focused. They dis a great job. They do what they promised they would do. They are completely honest. The owner of the company called with information on a regular basis about the timing of the job and what was happening. I would not hesitate to hire him to do any job around the house. Their price was competitive. They did quality work. They respect the home owner. They did the job in one day. I would use them in the future."

FAQs for home inspection projects in New Bedford, MA

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
