"Pre buy inspection Sam was very thorough. He discovered mold in the house. Also discovered multiple window leaks broken appliances, lack of insulation broken exterior doors. He could not get underneath the house so he sent his high tech robot underneath the house with camera to check everything. As a result I did not but the lemon of a house saving me thousands of dollars in repairs. Thank you Sam very professional and knowledgeable Job. I would with out a doubt hire him again."

"They advocated for me with my Home Insurance to get it covered. They did an excellent, professional job and finished in one day. Any time I contacted them they responded the same day. The roof looks great! I am picky and not easily impressed, but I was 100 % satisfied and impressed with ASHE & WINKLER RESTORATION !"

"I was looking for a reliable roofer in a rural community (Ste. Genevieve, MO) especially after watching the fiasco with my neighbor last summer. So I used referral services to locate a reliable roofer. Using a couple (not Angie's) of services I found most recommended roofers had the same pattern...from no ratings to maybe two and on occasion 4 review, but in all cases no more than that even if the "roofer" had been in business a couple of decades. That did not give me the warm and fuzzies. So I came across Melvin Mills Roofing on Angie and they had a ton of ratings (all related to roofing unlike some of the other services) and they had been in business decades. So I contacted them and Melvin who is older now and does mostly estimates came out and talked to us about roofs. We wanted a roof which would last a long time so we ordered the shingle, termed architecture, and upgraded to the best looking one. I wanted information on the company before I signed so I asked for evidence they had workman's comp insurance as well as general liability insurance. They even provided a guarantee on their workmanship. I was so pleased with the work this company did and the headaches we avoided because I chose a reliable company. The price, for what I thought was top of the line shingles was far less that I had expected. When it came time to do the work, Melvin's son, Craig, came out to oversee the start and we discussed roofing details. The guys all worked hard, took a couple of 15 minute breaks for the day. They started shortly after 7am and were totally finished by 3pm. I forgot to count but there were about 8 of them and all were trained by the company and had been together for some time. They do not swear, do not play loud music. The cigarettes they smoked were picked up afterward. They picked up all material that wasn't supposed to be there as a result of the roofing, plus they went around with magnets (a roller type and by hand) to catch any nails they may not have seen with the eye. So all around, because the company was on Angie's list and had a lot of excellent reviews, I am happy to say I will continue to use Angie for all projects going forward. This was a great experience for my wife and myself."

"K&E was very responsive to my request through Angi and came the same day (a Saturday) to review the work. He gave a reasonable estimate and completed the work the following Monday. I really appreciated the quick turnaround. However, he did not provide the contractcertifications and company info prior to coming to do the work as he said. He was not responsive to my emails and text messages about the contract and work start due to bad weather. Clean up was pretty good, but I did find chipped paint debris when I expected to all of that vacuumed away. That's why I gave a 4 point rating rather than a 5. I will not need to hire again because the lead and asbestos have been abated and there is no need for further work."

"

This is a revised post.  I contracted with Siding Repair Systems (headquartered in O’Fallon, MO) in June 2015 for the removal and replacement of the wood siding on my two story house with James Hardie Siding (8" Hardie Lap Color +).  The estimate was for 2458 square feet of siding, 330 feet of soffit/fascia and 235 feet of 5" gutters and downspouts.  Mr. Cory Feco, principal/owner, met with me to provide contract and cost details in late June 2015 prior to signing the contract.  The installation window specified in the contract was a starting date NLT August 15 and a completion date NLT Sept 21.  The contracted cost of the job was just under $ 26,000 and a $ 1,000 deposit was provided to get the job scheduled.  The contract specified a payment of 20% upon material delivery, a payment of 30% at halfway completion and the balance upon satisfactory completion of the job.

Siding Repair Systems called on Friday, August 21 and said that a crew would show up to begin the work on Monday, August 24.  The crew showed up on August 24.  Branch Manager Paul Dickens reviewed the work plan with me that morning.  The siding materials were delivered that afternoon.  The crew immediately commenced removal of the old siding.  Project Coordinator Cash Stricker showed up that afternoon to check in and see how the work was proceeding.

The crew was diligent in their work.  They showed up promptly every morning, worked hard and kept the jobsite (my yard) relatively clean and organized.  The attention showed by Branch Manager Paul Dickens and Project Coordinator Cash Stricker during the prosecution of the work was timely, appropriate and appreciated.

The only detract was that about a week after completion of the fascia/trim painting, I noted exposed (unpainted) wood on the soffit above my garage.  I called Branch Manager Paul Dickens and left a voice mail about this issue.  Mr. Dickens did not returned my call.  I also mentioned this issue to Mr. Stricker and he said that he would get back to me.  He never got back to me.  This unpainted soffit issue remains unresolved.  My take-away is to be sure that a thorough final inspection is performed and that all issues have been resolved before final payment is made.  I would certainly use this company again but would delay final payment until all outstanding issues have been resolved.

"The technician did an excellent job. It did take a while to get the repair finished, but that was due to Bertazzoni delivering the parts. I have had multiple problems with this particular appliance. My range now works better than it did when new, but I have a feeling that even if I have continuing problems with it, American Home Shield will just repair rather than replace due to the cost of the range. By the way, I'm not exactly sure of the date of the repair."

"Michael and his crew were able to drop everything and come right over the very next day.  They completed all of the work in only 48 hours and I was able to call the inspector back over for a reinspection of the property.  The inspection passed and the inspector couldn't believe the work had already been completed.  I've got my certificate of completion and the house sale is closing this week.  Thanks a ton, Michael's Work!!!!!!!!!!!  You'll be hearing from me again very soon.  These guys are the real deal!!!!"

FAQs for home inspection projects in Sainte Genevieve, MO

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
