"Steve was great! He came early, clearly explained what to expect, how he would complete the work, and was very interactive with me and my wife by allowing us to follow him around the inspection of our new home! He always allowed us to ask questions and keeps an open line of communication even after the inspection. He provided a clear report within a day! He takes card also!"

"Kathryn and Kurvin were phenomenal as they did our pre-sale home inspection. Kathryn was very thorough as she inspected the interior of the home as was Kurvin on the exterior. Kathryn explained things in easy to understand terminology and was very courteous of our space since we still live in the home. Kathryn and Kurvin gave us a great overview at the end of the inspection and answered any questions we had along with giving us good information as to what needed to be fixed up prior to listing our home. The inspection report was completed quickly and very thorough. I highly recommend the company and especially Kathryn and Kurvin."

"HomeRx’s sales rep, Bryant, came to assess the attic and crawl space in an older home I purchased. His kind, calm manner of explaining what I needed and how HomeRx would remediate it was reassuring. He told me HomeRx and Energy Trust of Oregon are in a partnership. When I learned I qualified for an ETO rebate, it was so much more generous than I’d expected! HomeRx’s expertise, along with their care, flowed from beginning to end. When I called/visited the office, I felt truly valued as a customer. Alma, Taylor, Samual, Jennifer, Kimberly, and Adan each explained what I needed to know from their unique area of expertise! If there was a glitch, it was fixed to their standards. When I met Jose, HomeRx president, I felt his leadership had a genuinely heartfelt foundation, whether it was in his care for me, his customer, or in his manner of relating with his HomeRx’s teams. I highly recommend HomeRx for any service they offer that meets your needs. You can’t go wrong."

"My initial conversations with Eric Gibson about the Dr. Energy approach to insulating homes was thorough and very educational. He took the time to crawl through the attic and under floor areas of my home. Eric knows what he is talking about and clearly explains the how's and whys of the work. The work took 1.5 weeks from start to finish with a crew of 3-5 people. They communicated each day about the work they were going to accomplish. They also protected our home and did a excellent job of cleaning up. We enjoyed working with the site forman, Cameron, who worked hard and represented Dr. Energy well. We reccomend Eric Gibson, Cameron and the rest of the Dr. Energy team to anyone who would like to improve their home. Todd and Mishell"

"When A&L Roofing installed a new roof on our home in Newport, they do so with the upmost professional approach. I could not have asked for a more perfect job well done. When we asked about the vents for the bath rooms and kitchen, A&L Roofing responded without hesitation to resolve the issue. We cannot thank A&L Roofing enough for the 5 star customer service A&L Roofing provided. We will not hesitate to highly recommend A&L Roofing to our friends and acquaintances for future roofing needs."

"Orezona gave us a very competitive bid, and then did a beautiful job installing a complex metal roof on our new home.

Orezona roofing had re-roofed the house we recently sold, and did such a nice job that we wanted to use them for our metal roof project.  Fortunately, they install metal roofs and have a lot of experience with them since they do quite a few per year.

We were notified by our builder that he needed our house 'dried in' immediately to continue our project, and Orezona immediately responded and covered our roof with high-quality felt.  They then roofed our house in Taylor metal 'Antique Patina' standing seam 24 gauge roofing.  It was a steep roof (they installed permanent anchors for future work - such as the solar panels that will be installed in about 6 months) with very complex angles.  They did a craftsman job and were very open and communicative throughout the process.

I highly recommend Orezona roofing and Jason Schafer - they are responsive, professional and competitive."

"It was a pleasure dealing with this company from beginning to end. I originally called for an energy audit to find out why the front rooms in the house I just bought were always so cold and drafty. Their rep, Steve, inspected my attic and crawl space and showed me pictures on his phone that showed the lack of insulation in the attic - including a giant hole from an outside wall that was hollow and opened into the attic. The crew who came to do the work kept me informed of their arrival time (they came from Eugene) and did a great job on the work and clean up. But the best part is the difference it has made in the temperature in my house. Insulating an existing house is expensive and I doubt I will ever recoup the expense; but the improvement in the livability of my home made it well worth it."

FAQs for home inspection projects in Sweet Home, OR

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
