"We reviewed Angie's List to find the best home inspection company in the Phoenix metropolitan area based upon the reviews of those who had utilized services over the past few years.  We were impressed with the evaluations of HOMEWERX, and decided to call two months before our home was to close to ensure that we were scheduled at the right time.  As noted in other reviews, Shannon Hubbard personally contacted us after our initial email, and explained the scheduling process, what the inspection encompassed, and how much the visit would cost.  My wife and I were impressed with the depth of this conversation, and the professional manner in which it was done.  We scheduled our inspection, and due to various builder delays, continued to contact Shannon to keep her apprised.  We rescheduled the calendar a numerous times, and sincerely appreciate her flexibility.

HOMEWORK owner Scott Hubbard arrive at our property one day prior to the final builder walkthrough, and upon arrival, reported that the AC system was not yet operational, and also reported that the gas company had not installed the meter/ service yet.  (Both were to have been turned-on prior to the inspector's visit.)  We understood that these systems could not be tested at this time, and my wife and I accompanied Scott as he methodically went about the inspection routine.  This was particularly helpful, since not only did we see work that was done incorrectly, but also work that still needed to be done.  We also noted what was done well, and learned best practices for the new features and equipment found in this new construction house.

Scott did not rush, and provided a very thorough review.  He also is an excellent communicator, and helped us to understand a host of issues that we had little or no experience with in prior homes.  We made personal lists, but Scott sent a thorough report the next morning with color pictures linked to a notation of workmanship deficiencies, equipment deficiencies, and safety concerns.  We were well prepared for our superintendent the next morning before our final walk-through was to begin.

Scott and Shannon run an excellent business.  Both Scott and Shannon are both VETERANS of the armed forces, and are disciplined, thorough, bright, articulate, critical thinkers / problem solvers, organized, good communicators, and  willing to do
'whatever it takes'.

This is a top notch firm that is excellent in all that it does. Ten over ten for sure.  "
Roof problems are common even in brand new homes like this one. Improper tile installation will eventually cause the roof to leak...probably just after the warranty expires!
This incorrectly installed arm is actually causing expensive damage to the garage door. This is especially common since most people install their own garage door opener.
The electrical connection for this garbage disposal should be located inside the housing to prevent electrical shock in the event of a plumbing leak.

"I am very pleased with the service. Scott was very detailed, thorough, took his time and also walked me through at the end of the inspection to go over all the details of his findings. He answered all my questions thoroughly and patiently. He was also able to get the report over to me the next day, which was important for me as we have a shortened close date. The report was organized detailed and easy to understand. I would recommend Applebach to anyone in need of a home inspection or new home inspection."

"We had an outstanding experience with Castle Home Inspection! This was my first home inspection, and they completely exceeded our expectations. Their commitment, professionalism, and incredible attention to detail truly set them apart. From our very first conversation, they were responsive and accommodating — even managing to fit us in on very short notice. During the inspection, they were thorough, patient, and took the time to explain everything clearly. The detailed summary report afterward was comprehensive and easy to understand, which gave us great confidence in making an informed decision. Both our realtor and my family were equally impressed with the quality of work and dedication. It was genuinely a WOW experience from start to finish. I would absolutely recommend Castle Home Inspection to anyone who needs a reliable and meticulous home inspection service."

"The entire experience, from booking the appointment with Tyler to tagging along with Cody during home inspections, Valley Home Inspections is always my first choice as a realtor. Tyler is knowledgeable and professional with me and my clients with scheduling the inspections and Cody is an expert in his field of home inspections. I appreciate Codys willingness to educate my clients, helping them to get to know the homes they are preparing to purchase. He offers a quick turn around with the report and is always available to answer questions and even offers a free return visit to reinspect areas of the report that were requested to be addressed prior to close of escrow. Always my first choice!"

"John and his team responded my message pretty fast. Scheduling a free estimation and inspection was easy. It was easy and straightforward to discuss with John about the project. John is very professional and well knowledgeable to explain the project and cons and pros. The quality for the finish is great and the house looks wonderful. John and his team paid attention on all small cracks and nail holes. They came and started early in the day and finished everything before schedule."

FAQs for home inspection projects in Tempe, AZ

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
