"**EHE Home Inspection (Eric Robinson)** I was on a tight deadline to close on a home and decided to look beyond the inspector my realtor recommended—who turned out to be the most expensive. After comparing several options through Angi, I chose Eric from EHE Inspections due to his reasonable pricing and flexibility, including a negotiated sewer scope. Eric was punctual, respectful (even removed his shoes without being asked), and conducted a thorough inspection despite short notice. The detailed report, delivered within two days, included clear photos, a well-organized layout, and insightful notes—even pointing out issues I hadn’t noticed myself. Overall, I was very impressed with both the inspection and the report. I highly recommend EHE Inspections to anyone buying a home."

"Joe did a very professional job! He was friendly and developed the report as he conducted the inspection. The result of the inspection was provided that day. He followed up on the camera sewer line inspection the next day, and the radon detection test was coordinated, with results provided within 48 hours. I felt the cost of the three tests was reasonable and reassured us regarding the home purchase. Highly recommend his services."

"I knew we probably had hail damage to our roof and was stressed out about dealing with a roofing contractor and the insurance company for a replacement. But Michael and Wyndhill Roofing made it SO easy! He inspected the roof, explained what he found and then walked me through the rest of the process.

Once the claim adjuster came out, I contacted Michael again to get a quote (which was right on target with what the adjuster had figured) and set a day for roofing. We had a couple of delays due to weather but Nicole in the office (who's awesome, by the way) kept us updated every step of the way.

On roofing day, the workers arrived promptly, got right to work and finished everything in one day. They did a great job cleaning up and I think it looked better after they left than before they arrived!

Michael came out a few days later to do a final inspection and make sure everything was to our satisfaction. Our roof is just beautiful and I feel a lot better knowing that we opted for the impact resistant shingles (which also saves us money on insurance).

If you need work done on your roof, don't hesitate to contact Wyndhill Roofing!

"I had a leak in ceiling in my garage and scheduled an inspection on Monday. I was also curious if I had a impact resistant shingles as I was not sure since I had previously purchased the house as a short sale. Gary was 8 minutes early, very polite and informative. Gary inspected the entire roof, took several pictures and walked me through the type of roof I had. He did notice a minor defect and offered to fix it but ended up advising me on how to fix it which was gladly welcomed. In the end, there was no charge and I walked away a whole lot more educated. I know who I will be calling for my future roof needs! Thanks again Gary."

"Brian was on time, professional, descriptive, and very honest about the inspection that was being done on my client's roof. His quick turn around, knowledge, and attention to detail put my client at ease on exactly what needed to be done. Very trustworthy in an industry that is flagged for being non-trustworthy. I would highly recommend Brian the Verity Roofing Team!"

FAQs for home inspection projects in Calhan, CO

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
