"It was pricey. They did offer to inspect the entire homes electrical system at no additional cost but I would rather have paid less for what I wanted done. That said, the technician was great. Knowledgeable, thorough and even arrived early."

"Kevin was very professional and answered all my questions easily. Green Valley was by no means the cheapest quote we received, but we felt comfortable they would do quality work. If the cheapest price is your only concern, then Green Valley is the wrong company for you. We were foremost concerned with quality, and we were willing to pay for the quality we expected. After all, the warranty on a metal roof is only as good as the company who installs it, so I wanted a company that is local and stands by their work. And, they had better financing options that our bank, which was impressive. Kevin was great, and he showed us exactly what brands they used for skylights (Velux) and metal shingles (Decra XD), and he showed us samples of the products and why they were better quality. And, it wasn’t just talk, the samples matched exactly with what materials were used on the jobsite. Believe me, I checked, lol! Green Valley delivered exactly what they said they would. Kevin answered my questions about how they handled jobs that didn’t exactly go according to plan (because customer service definitely matters when things go wrong). A metal roof is a big financial investment, and I wanted to make sure that Green Valley recognized the amount of trust necessary for that kind of expense. Kevin set a great, positive tone for the company. We felt comfortable enough to sign that day, even though I had two more appointments with other roofing companies. The crew that came out to tear off and replace the asphalt roofing was AMAZING. They tore off and replaced the entire roof on the house and garage, installed the giant skylight and my beloved sun tunnel, cleaned everything up, and were done IN A DAY AND A HALF!! I was shocked they were that fast. They cleaned up every single time before they left for the day, and they constantly checked for any nails, which I appreciated since I have dogs. They arrived promptly every morning and were professional and thoughtful to work clean at all times. David came back for the final inspection of the roof, and I thought he would do a cursory, “Ok, looks great, thanks bye” without really looking things over. Boy, was I wrong. David was up on the roof inspecting and touching up here and there for the better part of two hours, and it was hot as **** out. That’s the attention to detail that I chose Green Valley for over the other companies out there. If you are spending this much money, you want someone who is more picky than you are, and for this reason, David is amazing. One small thing that was a little frustrating was the fact they installed the sun tunnel at an angle, not straight down as we had previously discussed. Being hunched over in an extremely hot and cramped attic, trying to make the sun tunnel line up in the kitchen was not fun. Fortunately, David had ordered me the extension kit, just in case, so I was able to correct the problem myself. Regardless, I love that sun tunnel so much, and my only regret is that I did not get another one for the living room or office. It lets in so much light, but without the heat from a skylight! Win win in the summertime! I LOVE MY VELUX SUN TUNNEL! I am so happy with it. We are already talking about replacing all the windows in the house, and I will definitely be calling Green Valley when we do. I have recommended Green Valley to my friends and family, and I would use them again, without hesitation."

"Brian at Encore Roofs does an OUTSTANDING job. I was selling a house this winter and I needed to have some roof work done after the sale inspection. Unfortunately, it had snowed out of season this February and I couldn't get anyone to help me, until I found Brian. I used a pressure washer with hot water and melted the snow around the trouble spots, and then Brian came out, on a day's notice and in the freezing weather, and climbed on my mostly snow-covered roof to repair it. Not only did he fix the items flagged in the inspection, but he also painted the flashings and vents to all match, so they would look nice for the home sale. He did a fantastic job and didn't charge me extra for the short notice. I was able to close on the house sale only because of Brian. I whole-heartedly recommend him for any roofing job!"

"The technician did an excellent job. It did take a while to get the repair finished, but that was due to Bertazzoni delivering the parts. I have had multiple problems with this particular appliance. My range now works better than it did when new, but I have a feeling that even if I have continuing problems with it, American Home Shield will just repair rather than replace due to the cost of the range. By the way, I'm not exactly sure of the date of the repair."

FAQs for home inspection projects in Colona, IL

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
