"I am extremely impressed with this home inspector. Our inspector Cole came out and spent at least two hours on the property. Report was extremely detailed, he found everything. We were buying a renovated historic home and were nervous and felt my very much set at ease. He was also a former electrician very knowledgeable and found were some of the sockets were not grounded properly. They were also very fast to schedule he arrived early. I feel that the price was more than fair. I will definitely use them again!"

"I am thoroughly happy to have found 8 Point Home Inspection! Brian is extremely thorough. He takes great pride in his work and makes sure to take his time and go through every detail beyond what typical inspectors will do. I am extremely happy we selected him to do the inspection. He also gave a detailed verbal explanation in addition to the detailed report. I appreciated this alot! I would highly recommend!!"

"We used David twice for a home, termite, and radon inspection. We are SO thankful for his thorough analysis during the home inspections (We had to walk away from one home based on his report). From the report(s) it was evident that he spent hours inspecting the home(s) as if he was making the investment himself. Thank you David! We will absolutely recommend your company to others."

"We hired Stephen Batty to replace our roof after experiencing leaks in our attic. We anticipated the job to be completed about 2 weeks after the final consultation due to scheduling delays, but Stephen pulled out all the stops and had our materials delivered and the project completed within 3 buisness days. His crew was efficient, polite and did a great job cleaning up after the job was completed. I screened 2 other reputable contractors before hiring Stephen and his attention to detail and commitment to customer satisfaction was unmatched. He even took time to help me with insurance paperwork and inspections. Overall he made this daunting project simple and affordable. I will definitely hire Stephen again in the future and I will recommend his company highly to others."

"The roof of our house was damaged by hurricanes Florence and Michael, in Sept. and Oct 2018, respectively. I called three different roofing companies to inspect our roof and provide estimates for a full roof replacement, even though our roof was only 16 years old. Artisan Quality Roofing gave us the best price (approx. $9,500) and the best job description that would be the least disruptive for our schedules. Artisan provided us with a list of area homes they had recently replaced the roofs on, so we could look at the quality of their work. The representative from Artisan recommended we call our insurance company. On the day the roof inspector from our insurance company arrived, the Artisan rep made himself available to meet with the insurance company's inspector. Thanks to the efforts of the Artisan rep, our insurance company agreed to pay for an entire roof replacement (less our home owner's insurance deductible). On the day of the roof replacement, the crew from Artisan Quality Roofing arrived at 6:30am. They completed the entire roof replacement by were cleaned up by 4:30pm. We could not tell that anyone had been on our roof or on the ground around our house after the job was finished. That's how thoroughly they cleaned up. They used metal detectors and magnets to locate and pick up any loose roofing nails around our house. Other roofing companies in our neighborhood had parked large, rented garbage bins in driveways for the debris from the old roofs; then left those garbage bins in peoples' driveways for days after the work. Artisan did not do this. Artisan used their own a trailer for the debris, then took the trailer away when the job was complete; leaving our driveway and garage accessible. Our new roof looks great, and has been tested several times by heavy rain storms. Artisan Quality Roofing did a very professional and fast (one day) job with high quality materials."

"Wonderful job to ease our mind when purchasing our new home. Reasonably priced, but in this case the saying "you get what you pay for" does not hold, as we received a thorough inspection along with a great report."

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.
If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.
Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.
Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.
Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.
Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.
Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.
Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.
Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.
Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.
Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
