"We hired Corner Stone Home Inspections, and specifically David C. Clayton, Sr., for a new-construction home inspection, and we were very pleased with the level of detail and professionalism provided. The inspection report was extremely thorough and well-documented, covering structural, electrical, HVAC, plumbing, and safety components in depth. The report included clear explanations, photos, videos, and helpful educational notes, which made it easy to understand not just what needed attention, but why it mattered. Even minor items and preventative recommendations were clearly identified, which is especially valuable in new construction. We appreciated that David did not gloss over issues simply because the home is new. Items such as grading and drainage improvements, sealing gaps that could allow pests or moisture intrusion, electrical safety concerns (including a non-functioning GFCI outlet), plumbing pressure readings, HVAC performance discrepancies, and door/window adjustments were all carefully noted with practical recommendations. The use of thermal imaging was also a great added benefit. Overall, this inspection gave us confidence going into the next steps of our home purchase and provided a solid list for the builder to address before closing. If you are looking for a detailed, honest, and knowledgeable home inspector who takes their time and advocates for the buyer, we would absolutely recommend Corner Stone Home Inspections and David Clayton."

"I used Crosstown Engineering to perform a foundation inspection. The engineer arrived on time and was very thorough. Following the inspection, I received the written report promptly. The report relieved my concerns about foundation issues so that I avoided unnecessary foundation work. The report made recommendations for some repairs that would help to stabilize the foundation. I highly recommend Crosstown Engineering. I would use them again."

"Strongly recommend getting an energy audit completed on your home, especially when it's complimentary, thank you, Paul! There were quite a few items that needed attention in our home. The technicians Justin and Fernando were solid. They arrived on time, did a great job, were polite, and were very clean. They took before and after pictures, which shows how much I needed the work done. We went with the insulation to ensure it was at least 18 inches, the duct sealing of the junction boxes and HVAC unit, and we had to reroute the bathroom vent. We even did the optional UV-C light, which makes us feel much safer and takes a load off, especially in this current environment of being conscious of germs and all. Great technicians, great company, and solid work. Highly recommend Justin and Fernando :) The email and text reminder game is on point."

"On Thursday, June 9, 2021, I hired Platform Construction & Roofing (Ryan Jones, owner) to repair exterior water damage repairs on our home; and paint the exterior of our home. Not only was the countless repairs fixed to Ryan's high standards. How many contractors that perform this type of detailed, meticulous work even care about any standard? If you are seeking an honest, reasonable and crew who cares about their workmanship, i.e., every detail, stuff is done right. Not necessary to pressure these guys, they will do extraordinary work! No need to look any further this is the right company to call."

"The engineer, Phil, who responded to my request was the only on of the eight recommendations who responded with in the first hour of my making inquiry for my need for an inspection of my pool enclosure by an environmental professional. And he wat h only one that as willing to perform the inspection on the same day, a Saturday, at 2:00 PM. He was very professional and informed me that he would call if he were a little behind schedule, due to a previous scheduled appointment, and he actually did call and let me know that I should expect him around 2:25 and he did arrive prompt at that time. After he finished the inspection, he promised to provide via email the written report which was required by the mortgage loan company requesting the inspection. I was pleasantly surprised to receive the promised email within one hour after his departure., and the report was exactly what was required. It made my day, to be so successful in finding a professional, on the weekend, willing to promptly and efficiently satisfy my request."

"I did not know this became a Home Advisor referral until after I started getting calls from prospective workers. I found Manual Reyes to be customer friendly, reliable and knowledgeable. My project was not in his normal work function but he tried usually his ingenuity and was able to fix my desk chair. Once he figured out how to fix my chair he went and got some supplies and came back and fixed it just right. I would recommend him without any reservation."

FAQs for home inspection projects in Lancaster, TX

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
