"J May Home Inspections is probably the best in New England. All aspects of the inspection were done in a timely, efficient, knowledgeable, professional manner. Mike first provided a summary of the relevant issues and then quickly followed up with a comprehensive report. The price was fair and the inspection done to the highest standards. He patiently and clearly answered all questions during the walkthrough of the home and property. I would recommend J May Home Inspection and Milke to anyway needing a home inspection in this area."

"He is very punctual, arriving at the house even earlier and starting the inspection promptly. He is very experienced and shared valuable house-maintenance knowledge with us. After the inspection, he emailed me the report the next day. It was a great experience working with him."

"Rich and Three Posts Home Inspections were fantastic. He was able to get me in for an inspection pretty last minute and responded to my initial request immediately. He arrived on time, and was so helpful during the whole process. As first time homebuyers, he made sure to explain everything in great detail and answered every question we had. He was great company to have through the nearly 3 hour inspection and didn't leave any boxes unchecked. He was so thorough, quick to respond to emails and requests even after business hours, and provided an extensive and detailed report with pictures within 24 hours. Highly recommend Three Posts!"

"We had a great relationship with the Beantown staff and workers. They are all very hard working people and strive for your satisfaction. Our project was a complete home makeover of our 28 year old house, Roof, siding, doors and windows. Jim Delprete was very easy to work with and guided us through the process and selection of products. He was very responsive to any questions we had. "This was the most pleasurable experiences we have ever had with a contractor of any kind.
Tim was extremely responsive, genuine, and knowledgeable. While other roofers scratched their head at our dilemma, telling us they had never seen a roof this young in such disrepair, Tim was able to identify the product used on site and educated us about the class-action suit that was being waged against the company for the breakdown of it's organic compounds.
Tim was very specific in our options. He offered different ways to approach the project, several reputable/warrantied shingles, and (despite being busy due to his well-deserved great reputation) made our job a priority due to the water damage we were getting in the house. His price was very competitive and was the lowest of all the quotes we had received. This was important to us as we not only hadn't anticipated this expense when we bought the house four years ago, we worried that the impressiveness of the foreclosure we had purchased might boost a contractor's price.
We were just as happy with the crew that Tim set to work at our house. They were extremely polite, would turn down their radios when we were home, and the foreman would stop working whenever we entered or exited the house to assure our safety as well as to update us on progress and answer any questions. Most notably were the amount of "thank yous" we got from the crew. They would thank us for choosing to give them the work, and their faces and words were genuine.
Ours was a big job. We have a 6000 square foot house. The crew not only kept the job site clean and safe, they worked quickly and diligently. They had done in 3 days what other roofers estimated would take a week or more. He met with us a few days *after* completion to go over the project and to assure we were completely satisfied with the work that had been done.
My only regret is that I cannot give more than an "A" to On Top Roofing. We chose Tim Wormer's company to give us a quote based on a good friend's review. Tim himself won us over with his knowledge, direction, price, and--perhaps most notably in these times--kindness, zero-pressure, non-saleman/genuine personality and approach. We were extremely pleased with the *entire* process and were impressed with the hard working, polite crew he employs. He is clearly selective with who he employs and makes sure they represent his company well. Our job site was left completely free of debris, all moved deck furniture was put back into place, and the final product was so breathtaking that I would stop at the top of the driveway before descending just to enjoy the view. We no longer panic when Mother Nature sends a crazy New England storm our way, and we have On Top Roofing to thank for that peace of mind.

FAQs for home inspection projects in Marshfield Hills, MA

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
