"I'm a local Realtor in the treasure valley. I recently had the pleasure of working with Josh from Good-Co Home Inspections, and I couldn't be more impressed with the exceptional service my clients received. From start to finish, our experience was nothing short of outstanding. First and foremost, Josh demonstrated remarkable efficiency and a deep well of knowledge. His keen eye and expertise were evident throughout the inspection process. Not only did he identify crucial issues, but he also took the time to patiently explain each item he found. I greatly appreciated his willingness to answer my client's questions and provide clear explanations, making them feel confident and well-informed. One aspect that truly set Good-Co Home Inspections apart was their professionalism and honesty. Unlike some inspectors who tend to over-dramatize minor issues, Josh approached the inspection with a balanced perspective. He accurately assessed the severity of each problem and didn't create unnecessary panic over easily fixable matters. This level-headed approach speaks volumes about their integrity and commitment to their clients' best interests. Moreover, I was pleasantly surprised by the affordability of Good-Co Home Inspections services. Quality often comes at a premium, but Good-Co Home Inspections managed to provide top-notch expertise without breaking the bank. Their transparent and reasonable pricing structure made it even more evident that they value their clients' satisfaction above all else. In conclusion, I wholeheartedly recommend Good-Co Home Inspections to anyone in need of a home inspector who goes above and beyond. Their efficiency, knowledge, patience, honesty, and affordability make them an invaluable asset in the world of home inspections."

Small jobs welcome

"Sean Walsh was very thorough in his inspection. His attention to detail was impressive. While I was aware or some issues our house had he found issues that could become serious if not addressed. This inspection was the best thing I could have doneâ ¦ saving me time and money. I would definitely recommend Walsh Home Inspection to anyone."

"I needed a certified mold inspection for a mortgage lender. I found Cale’s company on the HomeAdvisor website. I called him and he was able to come to inspect the house the same day. He was right on time, the cost was very reasonable, and he is very knowledgeable. I highly recommend him."

"Great. Reported late Fri PM. Lone Star Appliance contacted me Monday AM, and came to appt. Tue PM as scheduled. Tech. was knowledge, and professional, advising the process. Choice Home Warranty (CHW) would advise how it would go forward. Wed. PM CHW made a cash settlement offerer. I did not want new unit. Claim manager advised the reason for cash offer was due to no brand name part available. We came to an agreement to replace the dishwasher. I investigated for several days, and new unit ordered yesterday, and being installed tomorrow. The settlement was fair. This is the 3rd appliance CHW has replaced over 5 years and 2 properties. I do and have recommended Choice Home Warranty."

"Dustin Reinke with Good Guy Home Inspection LLC lived up to his slogan in every respect! He charged a fair price for the home inspection. He conducted a thorough inspection and clearly stated his findings in the report. Dustin arrived early for his appointment, and was able to take care of the outside inspection before our realtor arrived. If someone I know is purchasing a home, I would recommend Good Guy Home Inspection LLC."

"As a realtor in Idaho my clients have hired Justin at Capstone Inspections for two different home inspections. Justin was very busy with other inspections but he managed to fit my clients in on short notice. He was very thorough with the home inspection and the report is extensive. These inspections have allowed the clients the opportunity to negotiate important repairs and a fair price based on the information that he provided. Thank you for your hard work."

"AHS is ok. They cover repairs of most everything under the roof of your house. The companies that contract with them are not always the best. You call AHS with the issue, they send a fax to the repair company and give you the contact info. If they don't contact you within 24 hours, you call them. Sometimes they answer, sometimes they don't. When they arrive (usually three days or so later), they service the item. if it has issues within the 90 days, you call AHS again, they are sent out with no charge. If the serviceman decides the unit is unrepairable, AHS will allow you to choose a replacement from their listing (usually not as good as what you have) they will install and remove your old item, or give you wholesale amount to buy and install your own. Prices vary on what you want covered and what you want the copay to be, plus where you live. For me it is 49.99 per month with a 75.00 time of service order. You can have more than one item serviced at the same time under the same fee. If you have a SEAR product the repair guys are great. Not that wild about the other ones they send out. But it is a big savings compared to calling someone on your own. The cost of service is only the 75.00 copay."

FAQs for home inspection projects in Bliss, ID

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
