"We had a very expensive home repair spray foam installation under the house floor. The people were shady, and I needed to have it inspected to see if they did what the contract said. They came out and were very professional and very timely , did what I needed done and gave me the report to send back to the company to prove the findings. We are so grateful to ugly duckling inspections. Thank you"

"The original install was in 2019. We bought the house in 2022. After multiple leaks and almost a dozen "professionals" out to inspect, no one could figure out why my ceiling was leaking. So, we decided to try to find who did the original roof and call them on a warranty. After the roof was installed, the owner did a bunch of additions which ended up creating a lift in the flashing and shingles the gutters were just dumping water into the crease. Within 5 minutes of inspection, Cody figured it out right away. Not only did he fix it the very next day, but he stood by his business and didn't even charge us for the repair, and is coming back to do a moss treatment next week! This man has integrity and I will most definitely hire him again!"

"My initial conversations with Eric Gibson about the Dr. Energy approach to insulating homes was thorough and very educational. He took the time to crawl through the attic and under floor areas of my home. Eric knows what he is talking about and clearly explains the how's and whys of the work. The work took 1.5 weeks from start to finish with a crew of 3-5 people. They communicated each day about the work they were going to accomplish. They also protected our home and did a excellent job of cleaning up. We enjoyed working with the site forman, Cameron, who worked hard and represented Dr. Energy well. We reccomend Eric Gibson, Cameron and the rest of the Dr. Energy team to anyone who would like to improve their home. Todd and Mishell"

"My elderly father in law had been battling elusive roof leaks himself on his house for nearly 20 years but to no avail.  The roof on the house was leaking badly in two places (laundry room and storage room) to a point where the ceiling was collapsing in one area due to the damage.  My husband and I are stepping in to help out his parents by taking over the remaining costs and care for the home so they have a solid place to live.  We called Pfeifer Roofing and spoke to Gary who came out and gave us an extensive estimate on the home, told us all about roof leaks and how difficult they can be to trace, educated us on roofing basics and gave us a couple of options of what we can do on the roof, he never pressured us in any way.  Gary was super friendly and very knowledgeable.  We received a very clear written estimate/contract on the repairs within the week and my husband and I were so impressed by the thoroughness that we decided to hire them to fix/repair the roof.  We were held up a couple of days from our start date due to rain but as soon as the weather cleared they came out at 7 am each morning to begin work.  Along with several severe rotten boards we found that the flat roof structure over the laundry room/storage room was so rotten it had collapsed and would need a complete rebuild.   My husband and I were concerned but Gary came out himself and explained how they would address the restructure of the flat roof and his crew were promptly working on the build.  They stayed until nearly 8 pm each evening to make sure they got maximum time in on our roof.  We also were told the small front porch structure was completely rotten (they were able to shove a screwdriver completely into the main structure) and we agreed to have them rebuild the structure there too.  The crew was always polite, professional and worked hard.  My husband and I knew there would be some cost overrun from the original estimate ($15,800) but the flat roof restructure/front porch restructure had us nervous as to how high this would be when all was done.  Pfeifer Roofing even held back putting on our gutters because we needed a few days to paint the new facia that the roofers replaced because of the extensive rot.  They came out promptly on the day we agreed on and within a few hours we had our new gutters installed, and within a few days we had our bill in the mail.  We were happy when the cost overrun was only just over $1,000 for all the extra work that none of us expected.  I am happy to report that we are all confident our roof will never leak and looks superb; neighbors were telling us how nice our new roof looked and even wanted to know who did the work as they wanted roof work done too.  We know that this bill was steep, but DON'T GO CHEAP WHEN IT COMES TO YOUR ROOF!  If only my father in law had gotten his roof repaired professionally years ago instead of trying to fix it himself there wouldn't have been such extensive damage.  In my opinion Pfeifer Roofing was very professional and thorough, the crew was hard working and polite, and I have confidence in our new roof.  I will definitely recommend Pfiefer Roofing to folks in the Salem/Keizer area.  There may be cheaper roofing companies in your area but this is one item that I think you shouldn't scrimp on.

"Jason (the owner of the company) worked closely with us to provide a timely job estimate and proposal.  The job was accomplished exactly as proposed and on the time schedule that we discussed. The crews arrived on schedule and were respectful of our presence and property.
Professional - Roof removal was accomplished in a single day on our 1700 square foot house.  They worked until about 8:00 pm to assure that the felt was in place prior to leaving on that first day. Two days were spent applying the new roof. All vents were painted to match the new roof color - something I appreciated and didn't expect.  The new roof looks great.
Reasonably priced - I solicited several bid proposals for the job and Jason's bid was very reasonable. He was highly recommended to me, so I accepted his bid.
Clean-up - Each day, the crew carefully inspected the property for debris and did an excellent job of picking up debris.
I highly recommend Orezona for your roofing needs.

"It was a pleasure dealing with this company from beginning to end. I originally called for an energy audit to find out why the front rooms in the house I just bought were always so cold and drafty. Their rep, Steve, inspected my attic and crawl space and showed me pictures on his phone that showed the lack of insulation in the attic - including a giant hole from an outside wall that was hollow and opened into the attic. The crew who came to do the work kept me informed of their arrival time (they came from Eugene) and did a great job on the work and clean up. But the best part is the difference it has made in the temperature in my house. Insulating an existing house is expensive and I doubt I will ever recoup the expense; but the improvement in the livability of my home made it well worth it."

FAQs for home inspection projects in Newport, OR

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
