"I had this home inspection just before my one-year builders warranty expires. Kyler was great. I enjoyed talking with him and he took the time to show me some important things about my home. He found thousands of dollars worth of repairs that I am now aware of and I will have multiple of these passed on to the builder."

"Cliff was extremely thorough, detailed, informative and polite. He explained everything in our inspection in terms that were easy to understand and helpful for our future in the home. The home was in excellent condition, so there weren’t major things to find, but that didn’t stop him from looking or seeking out other potential issues. Highly recommend Cliff, very personable and knowledgeable."

"I did not realize I was dealing with a service in the beginning and was very suspicious about the idea until I heard a most pleasant, welcoming voice on my initial call. The salesman.delivered his information in a concise, but detailed, manner; the office manager quickly scheduled our appointment knowing of our severe drainage problems and the project manager who inspected the project twice to assure the installers completed a perfect job, which they certainly did. I can't remember a more delightful experience than with this knowledgeable, professional company with their totally dedicated and responsible employees. 10 Stars!"

"Jonathan inspected our roof, found wind damage, and got everything approved through the insurance company. He and his team are honest, professional, did a great job on the roof, and cleaned everything up like they had never been there! I highly recommend them."

"They had an Angie’s List special and we took the special. He came through and inspected the roof. He actually fixed what was wrong. It was just a lose flashing and he fixed it. His special price took care of the whole thing. He gave us good news too. He told that our roof was still in good shape. He did everything. I was satisfied. He was prompt, he was professional and courteous. He was very thorough too. In fact he even got to meet our contractor who is doing our sunroom. Even our contractor said that this was good service and he even recommended him. I said that’s fine. They did a good job. In fact he even gave us a follow up letter saying that our roof was in good shape. We were satisfied. The results were positive. There really wasn’t anything else that needed to be done. When the time comes to get the regular roof done I am going to call them first. When we do get a roof we will find out what’s needed. I would definitely use them again in the future."

"Tyler came to do my home inspection at short notice which was very important in today's market with the way houses are moving off the market so quickly. I bought an older 1980s home and wanted to be sure that everything checked out before purchasing. Tyler was very detailed in his inspection and clearly communicated his findings to me. I was very pleased with the home inspection from Watts Home inspections and felt comfortable purchasing the home. Give him a call for your home inspection needs!"

"Unfortunately in my experience, I haven't had the luck to be able to write a great review for a company I used. #Charlotte Roofing Specialists was the best! I am extremely happy with the work they did. The crew was great and Jim was a pleasure to work with. They cleaned up everyday and didn't let junk fly all over the place. NO nails left on my property after the work was done. A six person team instead of having 15 people up on the roof at one time like other companies. There was no way that I could have had a better outcome using another company. I recommend this company 100% Thank you!"

FAQs for home inspection projects in Rock Hill, SC

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
