"Davon from NextDay Inspect did a very thorough inspection of the home. The day of Davon explained what to expect during the inspection, providing us a verbal summary as he completed review of each section of the home. The report he completed was detailed reiterating the issues he came across noting the risk to the home and health. The report also linked to clear photos of the issues."

"We contacted Mark Londner with LBI Home & Building Inspection regarding our options for handling a gas fired water heater exhaust vent for an exterior renovation project. Mark was very knowledgeable about the “do’s and don’t’s” and thoroughly explained the different options to us. Mark is forthright and provides easy to understand explanations for the lay person. Without hesitation I recommend Mark for any home inspection needs."

"Atlas Home Energy exceeded my expectations across the board.  The entire staff at Atlas was professional, on-time and knowledgeable.  The team at Atlas took the time to answer all my detailed questions and went out of their way to educate me on my home's existing insulation levels as well as their recommendations; it was very educational.  They were very thorough in their initial review (took about 3-4 hours), but they did not recommend everything they could do as certain work would not result in long-term savings or improve comfort in a measurable way.  The report was detailed, but not confusing and the embedded proposal was straightforward and sufficiently clear.
They crew (3 guys) was very professional, polite, talented and knowledgeable about their craft.  We had them do some additional work while they were in the attic (replace stairs, remove whole house fan, route exhaust fan ventilation) and they did not disappoint.  They were very efficient, completing the job within the time frame described in the proposal (2 full days), which is incredibly rare.   Their drywall guy (Keith i think) did a particularly great job and even went beyond the scope of the proposal and painted the ceiling where the whole house fan had been (he did this without us even asking).
Atlas was successful in generating a leakage savings of approximately 36%, which is considerable and should result meaningful energy savings.  Just as important, we have already felt the impact of the improved insulation, particularly over the past 2 days since it has been very hot and humid.  There is also a noticeable difference in the sound of the house; it sounds even more solid and sound does not travel as much.
They handled all of the paperwork with Pepco, now we are just waiting for the rebate check for a meaningful portion of the work (approximately $1,500 of the $3,385 cost).  We were very impressed with these guys.  I have, and will continue to recommend Atlas Home Energy Solutions.

"I am a Real Estate agent. I have used Mike at Difran Brothers for several inspections, and he is great! He is thorough, but does not scare the clients. He explains everything in full detail, calmly and clearly. My clients really like him as well, and that is important. The inspection reports are easy to understand. Recommend them!"

"The crew arrived at 8:30am. They put tarps over my foundation flowerbeds. by 9:00am, old roofing materials were being dropped onto the tarps. Some fo the workers bundled the shingles and hand-carried to the roof edge, refuse-trailer was parked. The old shingles were dropped into the refuse-trailer. By 10:30am, the tarps were rolled up and taken to the refuse-trailer in wheelbarrows so as not damage my front lawn's septic field. by 11:00am, workers were inspecting my yard for stray roofing, picking them up by hand. A large flatbed truck arrived by 11:35am, loaded with my new roofing materials. After the materials were off-loaded, the workers set up ladders, and hand-carried everything to the roof. After that was completed, a small generator was set up for air nailers, and they began installation of my new roof. By 4:00pm, they began the final cleanup. Trash was picked up and put into the refuse-trailer. By 5:00pm, the work was done. A last-minute inspection got rid of some leftover trash. The man leaf-blowing debris, even cleaned out my gutter! And before they took down all of the ladders, they even put my disconnected downspout back together! At 5:09pm, the refuse-trailer was covered, re-connected to the truck that brought it, and driven away. The roofing crew left at 5:25pm, but not before I thanked them. I told them how much I appreciated their hard work, and appreciated them taking time to re-connect my gutter's downspout as they completed their inspection of my yard."

FAQs for home inspection projects in Rohrersville, MD

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
