"Since I purchased this house in 2001 I
have had to replace the entire roof twice.  Being a flat roof meant water
was able to pond and seep through shingles and tar.  Every time it rained I
had to worry about it leaking somewhere.  After some hail damage late
summer 2014, I was approved from my insurance to purchase a new roof.
This time I did my research and asked around and Smith&Ramirez
roofing was always in the top three.  Alex the company's project manager
did an outstanding job explaining to my wife and me how the IB Roof membrane
would eliminate leaks for as long as we own the roof.  The technology has been around since the 70?s
but is starting to catch on for flat or low pitch roofs in today?s market.  The price was around 20% higher than shingles
and tar, and I was unsure if the insurance would cover the entire amount.  Alex, stated El Paso city code changed around
2009 for flat or low pitch roofs.  He
said he would work with our insurance and ensure they received everything they
needed for approval.  Alex was right,
after about a week the insurance approved the roof and work was started.  Workers were always on time, very friendly, and
very respectful when I asked them questions.
The time it took to fix and replace the entire work was a little over a
week.  It takes a little more time to
install a roof of this quality than a standard shingle/tar roof.  They had an outstanding crew to fix the ceilings
where leaks happened inside the house.
No one is able to tell where we once had leaks because of the
professional work.
Once the roof was finished Alex ensured that
all our needs were met, he did an outstanding job following up with us weeks
after everything was completed.  It has
rained several times the past few months, and not one leak.  I would highly recommend this company to
anyone who wants to have a quality roof repair.
Especially if you have a flat or low pitch roof.  Smith&Ramirez did more than fix my roof,
but they helped ensure that my family will always have a dry and comfortable
home.  Thank you.

"A team of two showed up to the house 15 minutes before the actual appointment. They informed me what services they provide and asked if I had any request.  I informed them that I wanted ALL exterior windows caulked even it it didn't need it and I understand that this was not in the original Coupon Price.  After inspected the house and all the windows and doors the Team lead informed me that because this is still a fairly new house and the work would be minimal, he said he could do everything i requested and stay within the coupon price.

The team then proceeded to caulk ALL exterior windows and inspect all my exterior Doors.  When they were finished, they showed me everything that they had done and also informed me that their primary job for this company was to conduct energy inspections in reducing electrical bills.  He offered an Attack inspection of energy loss to include insulation.  I informed him that I JUST had a company conduct this type of inspection and repair my AC ducted work.  The team then gave me their card for possible future business, of which I would HAPPILY have this company come back if and when I need their services.

PROS:

"The technician was approximately 40 minutes late due to going to the wrong location, a street after my last name despite texting my address to Luis. The technician was very polite but I cannot truly attest to the quality of work as I do not know what if anything was removed from my home. Everything works the same as it did before. I asked for a receipt to show the work had been done for my insurance company but the technician said I would have to get with Luis. I spoke to Luis on Nov 16, 2017, to ask that he send me a receipt, he requested I text my email address to him which I did when we hung up. On Nov 20, 2017, I tried calling because I had not received the receipt. He did not answer so I text him with my request. Today is Nov 28, 2017, and again no answer. Seems the only interest is in getting the money. Also, the phone number on Angie's List, the Better Business Bureau, and Yelp are incorrect. The correct phone number is (915)588-8035. The incorrect phone number made it difficult to redeem my purchase but I eventually found the correct phone number."

"Mr. Armstrong was prompt and efficient. His report was detailed without being tedious. We felt that he was very thorough and that we got a very fair assessment of the homes pros and cons. Highly recommended."

FAQs for home inspection projects in Santa Teresa, NM

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
