"Erik Bentz was outstanding. He inspected everything in the interior part of the home including the garage area, and in the attic also. Likewise, he inspected the sprinkler system, concrete driveway, exterior brick walls for mortar cracks, roof shingles, chimney, exterior electrical box, scoped sewage line. rear patio deck, rear fence, exterior faucets, gutter downspouts , and exterior lights for caulking seals seals. Extremely thorough inspection I observed while on site with him for three plus hours."

"In my experience, most home inspectors would rather the party involved not be present during the inspection. Greg not only was ok with me being present, he was clear on the front end that he would prefer me be present during the process. Greg was very detailed and took the time to explain what he was doing throughout the entire inspection process. He is very customer focused and I would recommend his services to anyone looking for a home inspector. Larry"

"The sales pitch was impressive, as were the two followup visits by office reps. Once the work started, things started to be less impressive. There was some confusion about a non-standard part of the job; the work crew knew nothing about it and did seem to want to. The promise of a crew that was better than what is usually found did not really come to fruition, either. We caught the crew leader sleeping in his car, and he was not particularly eager to address issues like the special aspect of the job or another that came up regarding the installation of a new piece of unpainted trim where there was no trim before. Generally, he did not seem very involved with the job. He did at least admit that it looked odd. Such a change that affects the way a house looks should have been discussed ahead of time. When we expressed concern with the construction manager indicated that “it looked like crap,” his first response was, “Can we get through this without using curse words?” My response was, “First of all, “crap is not a curse word...” Frankly, if I am spending $28k on a project and am not thrilled with something, saying “crap” does not seem out of line. I did at least talk them into painting the new, awkward-looking trim. It nonetheless sticks out like a sore thumb. We noticed after the crew left that the gutters are now scratched and bent in several places; there is one gutter that has what looks like a knife slit cut into it, so rainwater just shoots out from it now into the yard. That slit was not there before. We figured we’d bring this up during a followup call/visit, but no call or visit ever happened. I was home when the windstorm inspector came. He did not knock on the door to let me know he was here. He seemed annoyed when I stopped him as he was leaving to confirm who he was. The inspection report is also still “pending” in the TWIA system almost five weeks after the job was done. I know the inspector is not employed by Power Remodeling, but it would have been preferable to know he was coming so that I was not startled by the rooftop stomping; that considerable noise was unsettling before I realized what was going on. Overall, the roof looks fine, but the experience was neither the premium one we expected nor one worth the above-average price."

FAQs for home inspection projects in Adkins, TX

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
