"You can tell how passionate Nick Evans is about his job. The attention to detail and his knowledge is by far the most incredible think about Nick. We walked in not knowing much regarding the home building process. Nick took the time to inform us about the pre drywall inspection and what all to look for and how he would go about the inspection. The pre close inspection process was even more exceptional. Nick literally inspected the home top to bottom and provided important descriptive details into his report. If and when we purchase another home, we will go to Nick."

"Excellent customer service, professional, honest, fair prices, and fast turnaround. Overall it was a great experience working with Andre and Mocean Roofing and Construction. Andre promptly contacted me after I requested a quote on AngiesList to replace a shingle that had blown off during a recent storm. I provided him with a photo of the damaged area and he quickly recognized the color/manufacturer and made sure I had a good match. His price was fair - $100 for materials and labor - he would have to buy an entire pack and agreed to leave behind the extra shingles. He worked around the tenant’s schedule and went out the very next day (a Sunday). While on the roof he noticed other nearby areas needing repair - 3 field shingles. Replacing them required the removal and replacement of 9 ridge shingles. Instead of doing only what he was hired to do, he took it upon himself to correct all of the problem areas because, as he later told me, the job isn’t done right if he looks past the other damaged areas. I had worked it out with the tenant to pay him when the job was done (I live and work 500 miles away). After the job was complete, Andre sent me pics of the job. I was surprised to learn that he had done all of the extra work and had collected payment without requesting extra compensation for the added labor. I looked up his company on Facebook and their company’s statement is 100% true - they do professional work in a timely manner and focus on building relationships with each of their customers. As a long distance homeowner I have found it difficult in the past to find contractors that I trust to do good work at a fair price. I would absolutely hire them again and I would highly recommend them to anyone looking for help in their areas of specialty (roofing and fencing, according to their Facebook page)."

"The representative came out to the house the same week I put in the request and was quoted quickly. It was hard to nail down a schedule to complete the work, which was a little difficult for myself and my husband that work full time jobs away from our home, but when the work was completed I was pleased with the quality. The installers were also very quick and utilized our exterior paint so the color matched exactly. It was also a busy time of year which I think contributed to the schedule coordination issues."

"Our home needed a new roof and we got several estimates and Roland’s Roofing had the best price. A crew came out within a week and we had a new roof in one day! The crew worked professionally and efficiently. In addition to top notch service, the administrative office from Roland’s Roofing sent our insurance company all the invoices. In return, our insurance was able to promptly inspected the roof and then provided us a check to reimburse the services. They made something that seemed to be complicated seamless. We were also impressed with their clean up and one would never know roofers were at our home after the roof was redone. Excellent quality and customer service. ⭐️ ⭐️⭐️⭐️⭐️"

"Michael did a great job for us. He is on site to supervise ALL of the work done. The final product you pay for is nothing but the highest quality. Michael is very detail oriented and does a detailed inspection of all work completed. There is a thorough cleanup done every day before his crew leaves. And, he did everything possible to limit the amount of dust spread in our house. What separates the OK, from the good to the very best contractor is how they handle the unexpected. That happened on our job & I couldn't have asked for a better resolution. In fact, I ended up having to insist on splitting the additional costs with him. He's the type of guy you want working on your house."

"While this company was backlogged when I got on their waiting list the skill and professionalism of their team was well worth the wait.  Not only did they go a great job on redoing a roof that someone else had screwed up over the summer the managed to leave our yard cleaner than when they arrived.

"It went great. Chris M arrived on time to inspect our roof. A previous company was doing inspections in our community after a storm. The other company’s rep showed me pictures of “damage” and said we should get a new roof. Chris, from Integrity Roofing, did a free inspection and told us that our roof was in good condition. He said that there were some small issues that did not need to be repaired. Chris was friendly and professional. If I do need roof repairs in the future, I will call Integrity Roofing."

FAQs for home inspection projects in Karnes City, TX

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
