"Davon from NextDay Inspect did a very thorough inspection of the home. The day of Davon explained what to expect during the inspection, providing us a verbal summary as he completed review of each section of the home. The report he completed was detailed reiterating the issues he came across noting the risk to the home and health. The report also linked to clear photos of the issues."

"We contacted Mark Londner with LBI Home & Building Inspection regarding our options for handling a gas fired water heater exhaust vent for an exterior renovation project. Mark was very knowledgeable about the “do’s and don’t’s” and thoroughly explained the different options to us. Mark is forthright and provides easy to understand explanations for the lay person. Without hesitation I recommend Mark for any home inspection needs."

"Mohammed & I singed the contract to do the attic weatherization in my attic. The work included number of items: removal & disposal of existing insulation; removal of existing insulation on attic metal (not flexible) ductwork, sealing accessible duct connections, and wrap ductwork with new foil backed fiberglass insulation; sealing of top plates; installing attic tent (very helpful); installing non-combustible air tight cover over accessible lights and seal with fire rated foam; building approx. 100 sq. ft. storage platform; install stops (baffles) at the eave areas as needed between the rafter ends; blowing loose fill insulation to achieve a R49; conducting final blower door testing and combustion safety testing; finally submitting paperwork as necessary for eligible rebate from PEPCO. The total bill was approximately $6,500. With a rebate of $2,000 from PEPCO, my payment to Mohammed was approximately $4,500. The approximate sq.ft. of my attic space is 1,500. I was highly pleased with Mohammed's and his crew's work. Mohammed is extremely pleasant guy to work with; he showed up ASAP whenever I called him with a concern and addressed each problem. When my old wooden attic ladder kind of broke down because his crew climbing up & down on it, he inspected it and replaced it with a metal one without any cost to me. He did the work in October of 2016. Now, July 31, 2017, when I am exploring the possibility of replacing my roof, the roofer had some questions on the baffles. So I called Mohammed and he showed up within 20 minutes and cleared the doubts of the roofer. Do I need to say anything more about Mohammed's work? He is an exceptional and excellent service provider."

"The crew arrived at 8:30am. They put tarps over my foundation flowerbeds. by 9:00am, old roofing materials were being dropped onto the tarps. Some fo the workers bundled the shingles and hand-carried to the roof edge, refuse-trailer was parked. The old shingles were dropped into the refuse-trailer. By 10:30am, the tarps were rolled up and taken to the refuse-trailer in wheelbarrows so as not damage my front lawn's septic field. by 11:00am, workers were inspecting my yard for stray roofing, picking them up by hand. A large flatbed truck arrived by 11:35am, loaded with my new roofing materials. After the materials were off-loaded, the workers set up ladders, and hand-carried everything to the roof. After that was completed, a small generator was set up for air nailers, and they began installation of my new roof. By 4:00pm, they began the final cleanup. Trash was picked up and put into the refuse-trailer. By 5:00pm, the work was done. A last-minute inspection got rid of some leftover trash. The man leaf-blowing debris, even cleaned out my gutter! And before they took down all of the ladders, they even put my disconnected downspout back together! At 5:09pm, the refuse-trailer was covered, re-connected to the truck that brought it, and driven away. The roofing crew left at 5:25pm, but not before I thanked them. I told them how much I appreciated their hard work, and appreciated them taking time to re-connect my gutter's downspout as they completed their inspection of my yard."

FAQs for home inspection projects in Lorton, VA

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
