"Answered online request with a phone call. Set up a time for the following week. Showed up on time, had the inspection report that evening. Very professional, I would recommend him to anyone needing a home inspection."

"This was a Big Deal. Setting up the appointment was easy. Mohammed arrived on time and got to work. My home isn't too big, so the entire process took about 90 minutes. Mohammed showed me where the home was loosing heat/air, how the bedroom recessed lights were a fire hazard, and why the third bedroom was warm in the summer and cool in the winter. We were basically heating and cooling the outside. A few days after the assessment, I received a thorough report of suggested repairs, and if made how much money could be saved over a year. At the time, my electric company was offering a rebate for energy-saving repairs. A crew came in a couple weeks later, and made the necessary updates. The biggest difference was in the cooling of our home. Before the audit, our new AC did not comfortably cool the entire home. After the audit, the entire house is comfortable and the AC does not run all day. HESS sealed cracks in our duct system, provided LED bulbs, redistributed and added attic insulation, and properly housed the bedroom recessed lights. The most interesting find was that our microwave motor was in backwards. This didn't allow for proper venting (microwave is over the stove). After 12 years of the smoke unknowingly blowing back into the kitchen, the motor was correctly turned and, whoala, the smoke now vents to the outside. Would hire again and do recommend HESS."

"Pond said that the deal I bought on Angie's List was for a whole house repair and not for my job. However they gave me a discount worth the price of the Angie's deal so I didn't lose money on it. The estimator was on time and gave me options to consider. The contract was thorough and easy to deal with electronically. The installation team was on time and worked for 4 hours straight. They did a great job and left everything very clean - including blowing maple seeds off the entire roof. The only reason I didn't give them an A grade was that the shingles they put in around the new skylight are a lighter color than the shingles on the rest of the roof. But I'll have to re-roof in a few years and the new skylight is in a place most people won't see the off-color shingles so I can live with it."

"The metal plate has been re-installed professionally, but the roof was only inspected partially due to rain at the time. They did a smaller thing instead with a small reduction of the price."

"Highly recommend Chris Dobbin from Homefix Custom Remodeling (HCR) if considering home renovations. After six months of research, and receiving several quotes for improvement in the Alexandria, VA area, I confidently selected Chris and HCR because of Chris’ customer service, HCR’s Better Business Bureau’s rating of A+, and the products available. Additionally, the installation teams were outstanding, which involved one installation team for widows and a patio door and a different installation team for siding. The installation teams left the installation areas clean as well as thoroughly explained the new products and ensured there were no questions. Although there was one small glitch involving a window insert/sash, the entire operations team and Chris Dobbin immediately sought resolution on the items in an extraordinarily attentive way. In fact, I plan to contact Chris Dobbin and HCR with more home improvements in 2019."

"Exterior Medics (the company) was diligent in setting up an appointment for an initial assessment. The company representative arrived on time, performed a physical assessment, took digital photos and provided a written electronic quote in a prompt manner. I signed the contract and other documentation and provided my credit card payment information to the company. I realized the contract called for a ½ deposit, but I was annoyed to learn the company had charged my credit card for the deposit even before a work date had been scheduled. I called the company twice before a work date was communicated to me. The work date had to be postponed by a day due to inclement weather. The crew arrived early on the re-scheduled work date, worked, and left within a few hours. I did not watch the crew perform the work and was not aware of their exact departure time. It was apparent the crew had replaced the damaged aluminum siding at the front of the house and replaced the broken gable on the back side of the garage. I was very pleased to see how well the color of the replacement aluminum matched the original aluminum. However, I was not certain the gutters had been cleaned without climbing on a ladder to do an inspection. Rather than do this, I asked the company to provide a photo of the cleaned gutters and I received the photos in an expeditious manner."

"I have an pleasant experience with the sale person Ryan since meeting him at inspection day. he went above and beyond to answer all my concerns. He is very thorough with his proposal. it is my first roof and gutter replacement project and want to make sure to do it right the first time, so I did lots of google search and YouTube learning and asked neighbors about it, in the end, signed contract with peak and work is scheduled to start on Saturday and then moved to coming Monday . Praying it is high work quality standard. will update this review after work is done."

FAQs for home inspection projects in Newington, VA

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
