"Chris is an amazing inspector - thorough, friendly, knowledgeable. He even pointed out recommendations for how to maintain items around the house. He also performed a septic inspection and he has top quality tools to perform that too. He was even able to locate the septic access points without any plans. This is the guy you want to inspect the biggest purchase of your life!"

"When I initially made the purchase for the service on the Angie's List web site, the site asked me for 3 good dates. I did. those dates came and went before I spoke to anyone at Home Services Professional. Having received no calls from them, I called and made an appointment. A week later they called me to make an appointment. I told them I already had an appointment and they found it in their book. The appointment was for between 11:00 and 2:00. They got here at 2:00 with no apology or explanation. At this point they had never discussed the details of the job with me. When I showed them the job, they determined that the ladder they brought was not tall enough so I borrowed one from a neighbor. Fortunately, I had already purchased screens and screws to do the work. I knew to do this because I had this same work done a few years ago and the other company explained that they do not have this type of supplies. This job is not particularly difficult. The two workers who came out were somewhat challenged anyway. I had contracted for 3 hours. they did the two panels that I wanted done in that time (1.5 hours for two workers). There was a third panel that I wanted them to do but they did not have the time or inclination to do the third panel. Due to the position of the third panel, I'm afraid they didn't have the skills to do it either. The job is done. Their are other screens that probably should be replaced due to squirrels claws as they climb. I will find another Handyman to do the work next time."

"I was beyond impressed and pleased with the service that Josh Meloney provided. He was extremely thorough and detailed in the inspection of my home. He was also very helpful in answering some questions that I had regarding certain areas of my home. Josh was also very prompt in sending over the report on the same day as my inspections. The format of the report was highly detailed and easy to follow, including pictures of the areas he inspected. I would highly recommend Josh Meloney and JA Inspection Services to anyone. His level of professionalism and expertise were exceptional and he was a pleasure to work with."

"Chris was extremely knowledgeable in regards to any question that we asked. He was thorough in his inspection taking his time and often double checking. He communicated throughout the entire inspection all the while maintaining a pleasant and professional demeanor. He even took the time to sit down and address any question we had in addition to all the question we had already asked. He did not just tell us the answer in instances where he could show us he did so. Chris also provided us with a wonderful handbook. On the next day I called him after reading the report and he took the time to go over each item I did not understand. He made an otherwise nervous and stressful experience much easier. I would definitely hire this company again, as well as recommend to others."

"The process up to the QA Inspection was excellent. People were friendly and knowledgeable. Austin was excellent at giving honest answers to all our questions. When I asked him one he couldn’t answer he didn’t try to BS his way through, he simply said he didn’t know and then proceeded to make calls until he got an answer. At the Pre-install inspection we were told the install crew would arrive between 8-10. The install crew chief was very surprised to hear that when he arrived at 7. The installation was also excellent. Done and dusted by 4PM. The QA inspection cost you an excellent rating. It was little more than a high pressure sales pitch to replace my aluminum siding with vinyl. I just spent $20K on a new roof and he pressured us to spend another $40K on something that doesn’t need to be replaced. Not cool. I would definitely recommend Power, but with a caveat on the QA inspection."

"We were convinced to have our roof done after the roofing expert inspected our roof and sat us down for his presentation. We appreciated the time spent to explain the project management plan from the delivery of materials to the post-installation inspection. Everyone we met was very professional and the clean up crew did a great job."

"Can't say enough good things about Priceless. Working with Project Manager Bill Brown was a pleasure. From initial roof inspection, to working with the insurance claim, he was professional and kept me informed with updates. The work crew was professional, and did an outstanding job. My wife and I are very pleased with the results. Thank you Bill and Priceless."

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.
If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.
Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.
Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.
Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.
Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.
Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.
Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.
Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.
Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.
Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
